I usualy take a look at the house for sale and rent in Chiang Rai,and noticed that houses for rent is going up here.

I can se the last year how it is raising,and now we are pretty much at same level as Chiang Mai.

Before you easely got a house for 5-10.000 baht-now it is around 10-15000 baht each month.

It's been like that for a couple of years in Chiang Rai.

In my village everything has doubled in the last 3 to 4 years.

If anything, Chiang Rai will soon be a much more expensive place to live in than Chiang Mai.

I suppose one of these years that x percent of farangs are going to get very tired of living in 40,000 baht a month concrete shoeboxes and head north to places like CR. Then add in those that are sick of the Phuket mafia and the Pattaya skin heads and it may turn into a stampede.

Chiang Rai is certainly growing and a lot of the old abandoned houses that sat growing weeds for years have now been bought and renovated into some attractive homes. Of course there are still a few of them around in places like Chiang Rai country estates but sooner or later someone is going to upgrade the rest of them as well.

A good hi/so Thai friend in BKK tells me that more and more of his hi/so BKK friends are looking to CR for investments and second homes.

As those of us that live here already know it is a wonderful, scenic, friendly town. Let's hope it doesn't get overwhelmed with too much too fast.

There's quite a few "cool season" homes around my village owned by Bangkokians.

Not sure if they are hi-so though... do politicians qualify?

And what I think is more sad, few years-if so long-some of the litle family owned shops, have to close as we got shopping malls like Central Plaza.

That is more or less my experience too. I get the feeling that "agents" and there seems to be an endless supply, can set the rate and get a bigger commission if they find someone willing to pay top dollar. As usual the logic seems to be make 1 commission a month for 10,000 baht, instead of 5 at 3,000 baht each.

As fare as I can se,those houses on classified, are not put on by eny agent,but are for free by thaivisa-so private people.

I dont look at the agents sites,but here on thaivisa, and it is in here I have seen that the prices is going up.

So I dont agree whit that.

I was looking at some of those ads for selling houses and was amazed by some of the prices that they were asking. Some of them, I couldn't help but wonder what they had been smoking. I think some of them are forgetting they are not back in their home countries, but in Thailand. Obviously targeting wealthy ex-pats or at least hoping to. Good luck. ett

I have been watching the prices of rentals in CM a long time now. A few years back it was very hard to find a house under 10.000 baht. Now you can choose! I think CR is missing a Good agent, not one with dollarsigns in his eyes.
