Have had commercial property insurance for decades and never any questions related to whether or not the occupant is operating within the laws and regulations.

Insurance requiring that would be next to useless because an occupant or tenant might be compliant one day but not the next and nobody checks it 24/7.

Don't you think your insurance would be null and void if you were using it for a business outside of the law?

Yeah, good luck getting a payout. You're basically paying for a false sense of security.

The whole country runs free and easy with rules and regulations. If an insurance company in Thailand decided only to insure busineses who complied with every aspect of local government rules and regs they may have no customers. Insurance companies are looking for business and to grow their income. Would they turn away the business of thousands of guest houses in Thailand who don't have all the local permits? Definitely worth checking with the insurer or broker though than hope for the best when some major loss happens.

It makes total sense for a insurance company to insure a business that doesn't comply with every regulation etc.

Sure, they'll collect the premiums but just don't expect them to pay out when you claim.

Ethical? No! Profitable? Yes!

Gonzo, IMO, it is the encroachers who will lose their businesses.  There is a nationwide crackdown on them being directed by the top and aided by the military.  As far as places in CM, that aren't licensed.....if they have been filing TM30 and paying taxes then their problems should be more manageable.  If not, there is a whole chain of events that could bite you in the area; Immigration, excise, city government....all could be problematic., but still not as bad as having your building on public land.  If you are all compliant except the license, I think it would be more reasonable to be brought into compliance with a regular fee....I will guess 150O per month for extra insurance, a lot less than the 130,000 a guy had to pay on Pirate Island for not doing TM30.  As it is a fine times the number of guests.  As with the IRS....the penalties and interest are killers, and by the time they think they can collect it, they have mushroomed.

Generally no but perhaps in some extreme cases. Insurance is for when something goes wrong often including when people do not act in accordance with regulations and laws.

I think most businesses are not always compliant with all regulations and laws and most of the time their insurance is not effected.

Is auto insurance void if the vehicle only has one working headlight or a drunk driver or the driver fails to signal a turn?

If you insure your car but don't tell the insurance company that it will be used as an unlicensed taxi, the insurance company will not pay out on claims. I imagine that they would also consider the policy holder has attempted to defraud them.
