Hey thanks chuckd, how do you do that? :o

I have found voodoo to be very effective in dealing with the internet and my computer!

The real way I do it is to type the link on a separate line, much as you will notice in my post. After it is typed in, you just hit "enter" and it is good to go. I usually hit "enter" twice just because I am not smart. I then "preview the post", at which time I click on the link to see if it works.

If it works, then, viola, mission accomplished.

May I expect a check in the mail?

Does anyone know how much it costs for window glass? I'm having a house built in Udon Thani??

Global Building Supplies should be able to help you out with whatever you need electrically. I found their prices are consistant with any other supplier, its a good place to mooch around without the constant attention of sales people unless requested.

Homepro has a very good selection of power switches and some of their specials are good value. I bought a heap of switches, spot lights etc last week

I use Global and HomePro in Khon Kaen and I am fairly sure there are branches in Udon Thani. I cant help you out with the glass business though.

Does anyone know how much it costs for window glass? I'm having a house built in Udon Thani??

I'm building a place some 80 kilometers west of Udon Thani. The window man is charging 35,000 baht for the following:

1. double sliding front doors

2. eight double sliding windows measuring from 2.0 to 2.5 meters long.

3. one single kitchen window.

4. smoked glass all around.

He is also installing insect screens on them all for an additional 5,000 baht.

Well our mosquito screens all round the house both floors and doors 11000 bht

Double sliding doors about to be fitted 6000 bht

smoked glass on both floors all windows and doors was includes in the price

Ornamental ceiling with dimmer lights 6000 bht

Thanks Andy and Mac. I am "new" to purchasing/building in Thailand. I have so much to learn and research. I will be building in Khon Kaen. I would like a contractor who I can converse with in English and some knowledge about what is "needed" to build my new home. Yikes, just when I felt like I had sufficient knowledge (in America) I moved to LOS :-)

Thanks everyone!!

I got 27 windows with glass hinges and handles for just under 20 thousand baht. Very happy now, also I managed to get all electrical equipment (Lights cables switches plugs etc) for under ten thousand baht, all thanks to local suppliers in Sangkhom, Udon Thani. I didn't get a chance to check out the recommended suppliers as my TGF raced around with her sister bartering on my behalf.

Anyone near these parts??

[Hi There,

I've nearly finished my first house in Udon Thani all that is left is to paint the rendering inside and out. It has cost me 410 thousand Baht that has included the builders costs and we chose the best roofing, steel, concrete, floor tiles, ceiling tiles etc. It is a three bedroom house with very large kitchen and bathroom.

Unfortunately my camera was stolen whilst I stayed with my fathers Thai wife's family in Khon Kaen so I have no pictures to show you yet. I can tell you my father had a four bedroom basic house buit for 150 thousand Baht.The living area and bedrooms are quite large and ther are no luxuries except pretty doors It was built by the uncle and his family so no building costs. Where in Khon Kaen are you building maybe I can find out some info for you ie price of land fill breeze blocks cement etc? :o

Hi Charliemike11, thanks for your post. The name of the mooban is non sang (sp) and it’s a/b ?? 20 minutes drive s/w of Khon Kaen. Any information you – or others can provide - will be greatly appreciated. Currently I have visions of grandeur  i.e. swimming pool and even a basement ( now that is really laughable- but hey!! why not dream eh? I am somewhat certain however that after some research I’ll reconsider my “dream.”

I saw a fabulous being build by a developer in Hua Hin and want to create it in Isaan. I am in no hurry and things can be done “piecemeal.” However I really would like learing about an architect and builder. My girlfriend has some knowledge about this process, but it might be somewhat limited. We are currently living/working in BKK and will go visit “the family” in June.

I’d like to express my sincere thanks to all the men/ woman who contribute(d) to this site. I now view it as my foremost link to understanding and knowing Thailand better.

I will be building a home sometime next year, around the Phu Sing area, I will be watching this thread on a regular basis, lots of good information, I just can't get over the prices you all have quoted, 3-4 Bedroom home for under $20,000 US, that's labor and material, my TG already has her eyes on the type of home she wants, I show you June, was what she told me, that was after I sent her some photos of a Teak Wood home, I could not believe it when she told me she no like. Keep up the good work and post often. Thanks for sharing .

Hi all, at times I feel this is going to be a somewhat challenging endeavor. My TGF’s English is pretty good, but my Thai is almost non-existent. :D It is really a challenge for her/me when I speak using a building (as I understand it) term and her not knowing what it is or how to translate. Therefore I really want to hire an architect and builder who I can communicate with. And a revision on the location of my “future” house is Kaeng Khro and specifically Nong Sung.

Re: attaching notes to this site: I am not sure if/when I post if I am going to be successful and if I am responding to individuals who might have posted for me to read. I certainly am willing to give my email address, but see many individuals use this site for all viewing/aid to others.

:D I agree Keoki it is difficult to translate basic English/Thai and especially so when you want to talk about building materials etc..... But you can do it!!!! Many arguements ensue and funny misunderstandings occur and be sure it is an experience you will never forget. I bought and sold houses in the uk because I was lucky enough to be able to do so but I'm telling you it was just as hard going through the legal papaerwork as it is to have your house built in Thailand so keep pushing for what you want and don't ever give up!! :o

I can tell you that my house was built for an agreed price of 80'000 baht thats not much over a thousand pounds uk. I did however have to feed the builders daily and purchase all the materials myself to ensure I was paying a fair price. I was un employed and spending my last few pounds when I decided to have it built so no dellusions of grandeur went into it, however that said it is lovely and cost just over 400 thousand baht. :D

Happy days for the Thai family I feel proud to have helped them out and I have earned the love and respect of Thai people in a small village in Udon Thani. The builders we used were family (uncles etc) and worked on other projects whilst building ours so it took two months.

That said My fathers wife has an uncle who I know has built at least two houses south west of Khon Kaen village named Wang noi. He a farmer by trade but very capable I have seen the one house he built and only photo's of the second. But he doesn't speak english it seems that if you have pictures or plans of your project there are many capable Thai's who can build your house for not too much money. I would recommend you use local builders and keep a close eye on the building process if your budget like mine was tight, if you have money to throw get a contractor from the city. :D

I could ask the uncle to look at your plans if you have any through my dads wife he may or may not be able to help he is in Wang Noi. sw Khon Kaen. Good luck whatever you do my friend or Chock dee Carr as they say at the bar!! :D

Do you have any way of turning that into a pdf or JPG?? unfortunately on my system it is unreadable

It will be exreamly helpful as I will be building in the future.

So far we (Nui & I) have put in a large pool (37M x 21M) earth base for the house and a wall around our 2 Rai land

Hi Khun Andy, thanks for posting your experience. I wonder if you or any of our other X-pats living/building in Isaan can direct me to an architect, builder near Nong Sung (which is near Kaeng Khro). Also on my "wish list" is that they can communicate w/me and regretably I have not learned much Thai language yet.

BTW I was unable to access the link re: types of houses/ drawings etc. I found a "fabulous" house being built in Hua Hin by a developer that I would love to "copy." Of course I have NO IDEA what this beauty would cost to build.

I really appreciate all input on Thai Visa. I have had so many questions/ideas etc and "the guies" input has really helped. Hopefully w/ in a year I'll have a house in Isaan and can start ridin and finding "farang" motorcycles throughout the countryside.

We have received word the house up-country is basically completed. The only thing remaining are driveways, car ports and covers and the garden area.

We have 1.2 million in the house plus another 265K in land costs and we are probably looking at another 300K to do it up brown, as they say. The house is 160 meters livable, 3 bedroom, 2 bath. This will cost me some 200K more than I guessed but I still feel comfortable with it.

The construction was managed by my wife's father, who is in the construction business in the village. We hired a contractor but the Father and Mother-in-law saw to it that nothing was amiss for their daughter's new house. The contractor had done some houses in the Pattaya area so he had some pre-knowledge what a farang desired in his house. The in-laws made a few decisions on their own but consulted with my wife on all things important. She discussed things with me before she gave any answers so I had input at all stages of this little drama.

I have a few pictures taken a couple of weeks ago and will post them if I can figure out how to do it.

Here's goes nothing!
