A recent notice to co owners of Baan Maikhao, Sansiri’s “Humble Luxury” Flagship beachfront condominium opened in 2015, advises of a Class Action suit against the developer. 
 

The buildings have been under non stop renovations since 2016 and major works are ongoing, evidenced by scaffolding and buildings wrapped.  
 

issues range from structural faults in the garage ceiling, faulty roof and facade construction, repeated attempts to fix safety glass at the balconies and a list of thousands of other defects listed in reports and confirmed by various engineering companies.  
 

the complaint also seeks damages for loss of value due to Sansiri dumping remaining units at up to half price last year and lack of responsiveness by the developer to find proper solutions.  Some in unit and common area elements were not delivered as promised in the sales and marketing literature. 
 

Needless to say, owners are at their wits end dealing with Sansiri PLC as it takes a lot of energy to mount a class action lawsuit.   Some work progress reports can be found at siamhaus.com/bmk-reconstruction.html
 

Sansiri has been keen on keeping this issue out of the public eye, going so far as to file criminal defamation charges against one unit owner for daring to publish complaints on twitter.

When it is the corporation. Essentially making the market by dumping units they couldn’t move. 
 

and when the unit price declines are due to the fact that the developer has delivered abysmal quality and the condo buildings are under scaffolding wrap for a number of years, due to many defects. 
 

And when a company literally promises returns on investment. 
 

Easentially, when a company duped the consumer into purchasing a product which the company should have disclosed details about which would have likely caused consumers not to pay the original purchase price. 
 

It’s essentially then a case of deception. And possibly fraud.

They run a one way marketing and social media show by only telling wonderful stories but Blocking and brutally putting down any public discontent, using the Thai criminal justice system against their own disenfranchised customers. 
 

So, that’s why very few complaints or issues ever enter the public domain.
