Only 80sqm house, no compound, no security, furniture/kitchen/bathroom quality, other houses on armlength and so on. But for 18.000 ok of course

Sure....it’s not the high end, but was just using it as an example of how there are realistic prices when the rental is aimed at the long term renters.  It’s the same for condos.  I see 40k/mo condos on agency websites (that appear to cater more for the short term seasonal renters) Where the same condos are listed on some of the HuaHin Facebook groups for 15-17k long term.
