maximum height for boundary fence / wall

Can anyone advise what the building regulations say regarding maximum height of a fence or boundary wall between neighbours property ?

If your land borders public land (such as a public road), that part of the wall must not exceed 3 meters.

 

With land bordering private land the wall can be any height*, however your District Office has the right to limit the height.

 

As such you really should approach your District Office to see what they will normally allow without an application.

 

If your wall is near a public place, such as a road, then Section 4 of the Building Control Act B.E. 2522 (1979) will apply, which is why it is going to be better to ask first rather than be told to take it down later.

 

*If your wall is higher than 23 meters then extra building and construction regulations will apply. That, and you are probably quite insane.

If you are within a moobaan (regulated village) there may be some local rules regarding the height of boundary walls. Check your village rules & Regs.

Not sure this is standard for Isaan but seems they like a wall that lets them be able to see their neighbours. 

I built a 2m wall around our part of the compound, but when it came to the other Thai members, the wall height went down to the height you can have a conversation with your neighbours over. 

Then someone built a small shack for their girlfriend the walk went up above 2m. 

So our compound wall has 3 heights around 6 houses. ????

Which do you want to most people it's a matter of cost on height.

basically nothing !  only concerned if a public building ,business or adjacent public road - not interested in a Moo baan  !

2.3 meters high should be no problem at all, especially if your neighbours constructions are at a similar or greater height.

sounds good to me as YES the neighbours constructions are higher than that in places so I will just get on and start my construction. I doubt  if either of the neighbours will make any noise/complaints since they have some projections (gutterings) over my boundary line !!

As far as I am aware there are no government made controls for a Moo Baan .  When the Condominium Laws were made Moo Baan's  were never included so some Moo Baan's have a Juristic and some do not !!  I would never buy into a Moo Baan with no appointed Juristic since there is no legal representation or control .   In a Moo Baan with a Juristic and having a Committee , then rules and regulations for that Moo Baan can be made and if approved by majority , they can be registered at Land Office and once that is done then they are legally enforceable .   Such things as dividing walls and heights etc could be included .   For example on Moo Baan rules , in my Moo Baan one is not allowed to have dogs (as pets) roaming freely outside ones property - they must be on a lead . 

So to answer your question , the current Building Controls apply equally to a Moo Baan or Private build with the addition that a Moo Baan with a Juristic may have additional rules and regulations specifically applicable to that Moo Baan .

I was looking for any specific rule or regulation that would safeguard the uniformity of houses within a licensed development before the development is handed over by the Developer to a JP. For example a specific requirement/restriction of the development license or the requirement to update the original building permit to get approval of the change/modification. Again thanks.

I think you need specialist legal advise on that one !!!
