How should I stop rain entering smart boards on upper exterior wall?

Use "RHIN" for the bottom part. You can get this from Mega Home at very reasonable price for 3 different sizes.

And seal the whole boards joints by the "Crocodile". Use brush. I got this from Home Pro.

You said it's running down the inside of the wall so I'd also check the full lenth of the roof capping (for lack of the proper term) the long metal peak covering for loose screw holes, nail holes etc. because water entering in the middle of the roof could very well travel all the way to the wall before being caused to fall and the 1st point of contact would be the interior. something to look at as long as you're up there.

The way I see it is that you don't have a Proper Flashing on the top of you're Roof 

The flashing should Cover the top Edge of you're roof  about 6 to 8 Inch  same on the Wall side 6 to 8 inch down . At the Peak you Don't have Any cover so the rain can come in even with a small breeze.

I think your correct. My worker today went back up there to put a 2nd coat of waterproof paint on the smart boards. He said he would not stand on that concrete or aluminium roof. I would have thought it would be ok to stand on the concrete but I stand corrected.

The issue is that we only really have access at the top of my roof. That area, as you said before, is not safe to stand on perhaps. Also the neighbour is a bit tricky to deal with. I dont think they will co-operate with me. 

 

Thus, based on my situation should I just ask someone to fix that ridge at the top. then put a gutter down the entire 2 sides of that ridge? is that going to help?

Sorry to say that your buggered if you cant get on neighbours roof. As that looks like that's where the waters getting in???

 

Then again having a second look the flashing is on your concrete wall and if it's leaking it'll run down the wall and into your neighbours place and not yours. Might make your wall damp though.

 

Your suggestion of sorting out your roof problem might help who knows without seeing it first hand. Cant see that putting a guttering on will help. Whatever it doesn't look to great in the first place. One side seems to be done correctly the other is a bit of a bodge job. With no capping on the edge/end. Have a word with your Man and see if he can cap it correctly. That might even cure your problem. Water here with the wind goes sideways and it could be getting in from the top, and running down the inside of your Weather board.

I have had first hand experience with those concrete??? roof tiles/sheets. They last around 3/4 years and them they crack up and leak.

They also go brittle and won't stand any weight. Even a light pressure from your hand will go right through.

I did look at your picture again ,the way I was thinking isn't very good as you have Cement/concrete Below your Weatherboards the best one for that is this one below you can make them any size you need ,, You make a grove in the cement and insert the Lip and seal it.

 

The capping on your roof should ba a Barge Capping you can make them any size , you could trim the roofing and put the capping over that and close the end of.  but you said that that wasn't a problem
