How to find out how many units the developer did not sell in my condo ?

hmmm .....Land Office Registration Search would be the only way I think..... 

Initially apply there direct with Thai Translator and your own LOR Lease / Contract papers 

Fill out request form there ? Possible Data Privacy issues ...... ?

If unsuccessful would need Independent Lawyer ? 

who might need pretext of condo sale to get at this info 

Was quoted 15,000 baht by Lawyer for LPO ( Manual) Search for different purpose (declined)

LOR records not computerized it seems.......

But for what purpose ? No Need if you hold a legal registered LOR Foreigner Freehold Condo pkg.

Developer responsible for compliance with the 51% Thai Freehold Condo law, not anyone else ...... 

Any Condo Resale Buyer responsible to check Foreigner Freehold by their Lawyer to your Lawyer.......

     Pose as a buyer and ask to see a list of units still for sale.  When my partner and I go condo shopping the sales offices usually have a list of what is still for sale.  If they ask what unit size you are interested in, be vague and say it's for investment and show me everything.  

who is the agent that is selling the condos for them?  ask those guys what is available

Just ask in the condo office or Juristic Person. In my condo it is shown on our notice board.

The condo juristic person will know, but he/she very may well be the developer or associated with them, so you might not get a straight answer. Any lawyer can get the condo title deeds of the condos or a list from the Land Office.

Why would you use a lawyer to buy/ sell a property in Thailand? When a condo unit is to be bought by a non Thai, the condo office has to check what % of the units are registered to non Thais at that point in time and they issue a formal letter to the land office.

Juristic Person its a company and you are right in my case its the same people

to know how much votes developer have om owners meeting 

Are there any falangs on the owners committee? They should also know who the registered condo owners are if they are actively involved.
