The one nice thing about the current pandemic is that it had the possibility of setting up a situation where the beach can be quiet peaceful

Couldn't agree more.

Thanks for your information. I was looking for an open place on the beach where I can go to eat and have a drink.

Any other place like this one?

It would be interesting making a list of places where we can go to party now, when most venues are closed.

"The Thailand we once knew is changing fast and still nice but nothing like it was many years ago with no effort from the government to preserve the reason foreigners came from the west before but Thai people for some reason don’t mind tacky and dirty."

Pattaya always attracted a certain kind of quality tourists. I don't see any change from big red light areas to a family resort. And zoning in Pattaya? You are kidding.

Beach will never go back to look it did back when it was paradise years ago before all of the unsupervised and unregulated building

What makes you think that "building is unsupervised and unregulated"?

Are you including your own condo building in that claim because, sure as sugar, you haven't checked, have you?

Maybe Pattaya was even more paradise-like for existing residents before your building went up, "unsupervised and unregulated"?

⬆️ you are absolutely right but back then 30 years ago it started to become obvious things were changing fast and at some point there needed to be some changes so there would not be overbuilding and things turning into almost a slum beach ?

Many of the original Thai owners who bought there and around that area did buy back then because it was such a beautiful spot 25 years ago now have moved long ago when the buildings in that area became neglected in terms of maintenance and building in the area became  completely out of control with no restrictions or zoning and no effort was made to keep beaches and surrounding areas clean .

So many building in that area that were once beautiful have all but turned into ghost buildings mostly empty, unkept and filthy with the original owners leaving long ago when things went south .

Is it too late to clean up the mess that is almost irreversible at this point and try to set some new guidelines and restrictions that never existed before so the whole area is no just Bangkok by the beach ? The great thing about that area is it’s close to Bangkok so it’s great location and easy to get to if your main home and business is in Bangkok and a perfect beach getaway without getting on a plane and dealing with big travel .

Mainly Thai food but you will have 10 to 20 homeless dogs surrounding you from the time you get out of your car and at your table many possibly with rabies trying to get you to feed them . Those dogs bark and fight all night with more puppies on the way so the beach is such a missed opportunity at this location compared to years ago  .

Beach will never go back to look it did back when it was paradise years ago before all of the unsupervised and unregulated building started that now is a runaway train. I say this with the deepest respect and love for Thailand and it’s amazing people but if one can afford it it’s time to look for the next beautiful spot / country as so so many places here get run into the ground and ruined for good .

I remember when swimming in Jomtien beach water was OK.  A beautiful stretch of beach. Pattaya Beach water well, not sure when that was really clean for swimming.  I only go back as far as 2004.  But even if not swimming, beach road in Pattaya was so much nicer before.  There were park benches to take a break and sit on.  There were more trees and natural shade.  There was no obnoxious Bright stadium lighting which totally ruins a peaceful pretty walk at night.  I have pictures of flower beds on the Northern end of Beach road.  Remember the path you could walk around the point towards Naklua? wong amat beach area?

Yea I remember all ( you described it so well even the runway lights on the beach ) of that and quietly moved down to Jomtien when that area changed .

Then a few years ago Jomtien turned into a new situation with building and traffic everywhere and trash everywhere . So then moving to the Na Jomtien to Bang Sare stretch was the next escape from the runaway destruction that has been occurring in Pattaya and Jomtiem but now this area is going south fast as there seem to be no rules or regulations with anyone doing anything or building anything . It’s like the Thai way is to just let things go and then build new places in new area leaving the trash behind but if you want beach near Bangkok they have run out of new places and almost all the beautiful spots are now dirty unkept spots that have lost such beauty . Now they widen Sukhumvit Road from Pattaya to Bang Sare and kind of accommodate the move to pave paradise as the parking lot grows bigger . It’s interesting to watch and I guess that’s progress but the people who traveled to Thailand decades ago to find a kind of paradise will go somewhere else now possibly and the new tourists will be more Russians / Chinese and Thai tour groups that really don’t require nature at its finest . “Don't it always seem to go
That you don't know what you got 'til it's gone
They paved paradise and put up a parking lot
Hey now, they paved paradise to put up a parking lot
Why not? “

Your post basically describes Pattaya City, and all the condo blocks within it.

New condo block being build, whilst older blocks have high vacancy rates and sit decaying.

Uncontrolled building here that sees the value of existing property declining at a rapid rate.

More pressure on existing infrastructure that should be upgraded, but isn't.

It's all about making a baht today, with no thought at all about sustainability.
