The problem has come due to the area becoming damp from above. Spraying the surface with household bleach will kill the current mould which can be brushed off. That doesn’t address the problem of moisture coming down from above but a good waterproof, probably an oil based paint is best, will allow a longer time before the problem comes back.

Same thing happened to a three year old house next door to us,

they had to replace the plaster board, with the kind of boards you

have a small piece of in the corner of your photo, boards with slits

in,  that fixed he problem.

I was assuming that exterior board had been used, but of course TIT so maybe not. If not then the only long term fix is replacement with the correct product.

i think they use regular gypsum board for the outside instead of fiber cement board, doesn't matter what you do it will come back because of moist.

I would suspect there is a leak in the roof material that allow drops to keep the board wet and make it moldy. Suggest first check roof for leaks. Can be further up the roof as water tend to follow beams and drop off at another point. If this is the only moldy place that is the most probable reason.

 

I would not bet either way, but I doubt it's gyp-board. I think gypsum swells up and often comes loose when it's hung like that and soaked for a long time. 

 

In any event, it should quit leaking by the end pf next month.....
