Yeah sure different banks different figures she found that out but she got the deal she wanted which debunks what you where saying about lower % for new, just have to do the leg work hey?

 

You need a better understanding how house loans rates work in this country.

 

Her rate is not 3.8% even if it says so on the paper.

 

For the confused smiley below....Thai banks calculate home loan repayments different than in the west. Is it possible that so many long timers are not aware of this? 🤣

    There is a mathematical calculation.   (Your age * 1000 THB) - (Her age * 1000 THB) = Monthly allowance.   Good luck!

You dont read well...your worked up and now emotional, I clearly wrote OVER 3 or 5 ys works out to 3.8%, (she is an accountant by the way, actually financial controller of her company, every buck that gets spent or needs to be spent goes through her first...) to clarify since you need it, something like 1.5% first year 2 something the second then something else the third etc which averages out to 3.8 over a certain fixed time...I was not involved I dont know every detail I just held her hand while she was waiting at the the bank and when it was all done and dusted I heard the magic figure of averages out to 3.8 over a certain time I now forget...

Obviously after the fixed term is up the rate will return to market rates, she informed  me she will  once again search for a better rate when the time comes....have a nice day ive grown tired of this thread...

Your kids didn't go to a premium university. We employ people from top universities with a lot of working experience (IT)

There is a salary cap in most Thai and international companies. You again know nothing just parroting the one and only example from the supposed company you work for that caters to 90% expats.

 

I am talking about real companies, not some boiler room establishments in Thailand. Like Siemens, 3M, Seagate, Panasonic, Honda, Toyota and numerous others 

 

The only people that don't have a cap are sales people because they are paid ridiculous small amounts and usually work on 2-3% commission.

A lot of us (me included) are not looking for a career woman. We've had enough of career women in the west.

I work here for a long time for an international company, we have both Thai and international customers, vendors and business partners.

I have both Thai and foreign friends who are owners of big businesses here.

No mate, if you bothered to read everything ive written then it becomes clear, I just wanted a woman with uni education that had a decent paying job so I wouldn't get asked for vet fees for the country buffalo......

 

I got lucky.....many times.....maybe because I dont  accept mediocre maybe because I know what I want and more importantly dont want, I just didnt bother dating someone who didnt fit the type I was looking for no matter how hot they looked...so that debunks the sex tourist accusations that was levelled at me recently, in a woman i want an equal, the women I know or been with most wouldn't give up there jobs they want to have some independence, and they married it with traditional, got the best of both worlds.

 

My beliefs and values are right for me, you can do what you want, you also pick out what you want in a sentence turn it around and nit pick they throw it back...

 

There are many reasons why people do something a certain way, I wont be a critic to someone who wants his woman around him 24/7 and drops 20 or 30,000 in her bank account each month...but I could say...he is needy and insecure, needs a slave etc etc.....to most of you guys its black and white but hey....most of the world is grey.....

You need to read up on how interest rates on MRR, MLR and MOR loans are calculated. She is not paying 3.8% on that house loan. No one in Thailand is.

They could even have a good job but it still wouldn't pay much. My wife managed a good restaurant in Phuket for a while recently which was extremely hard work, seven days a week. The owner did the mornings and she took over mid-afternoon until closing around midnight. She earned the same as the head chef at 600 baht a day. The rest of the staff earned less for over 12 hours a day, which is normal in most of Asia. She was just helping friends out as the business was struggling a bit and once she'd turned it round I told her to give it up. I would far rather she was around home, doing what she loves looking after the garden, our home and me, than killing herself for a pittance. She owned some shops and her own home in Bangkok when we met well over a decade ago and she has a degree: not sure why the accepted norm is factory/shop workers or hookers. Regarding 'salary' we do the same any couple does and I put chunks of cash in her account to pay the bills etc as needed - she doesn't squirrel any away for herself and her family certainly don't need money either, professionals way wealthier than us.

Its averaged out to 3.8% over 3 ys I think could be longer, we have similar types of honeymoon home loans in Australia they come and go, when the bank wants to go after some market share they flout these sorts off things.

 

I can only go by what im told and I do trust her and she's an accountant so I think she's got a better grip on it than me, first year is something like 1.5% second it raises and 3rd is something like 4.9% when averaged over 3 ys its 3.8% then I assume it reverts to the going rate off somewhere around 6%. Its not one of the main 4 banks but dont hold me to that.

They claim Median salary in Thailand is 1,235,600 THB a year which is close to 103,000 a month...they go on to say 25% are earning less than 688,900 a year while 75% are earning more than that, which is around 58,000 a month, the most interesting is....50% earn less than 1.235,600 a year while 50% earn more than that in a year.

 

Obviously it would be hard to get real and accurate figures and I know from these sorts of things back in AU the median figure is a little off reality but its not that far away.

 

Not every Thai is a rice farmer, or check out chick in a supermarket, just hang out and around downtown BKK even up where i use to live near Lad Phrao Central, the amount of Uni students hanging in Starbucks and all day, yeah yeah I know they go for the wifi and sit on one drink...but they needed to afford that drink...which is triple to what they would pay at some coffee stand, many many times either around my LP condo or downtown  id go to or walk past a Starbucks and its filled with Thais doing business or catching up, Centre world my god who are the shoppers? at least 50% are Thais...one of the up market malls in Suk has at least 4 or 5 Porsche and super cars there, im sure I seen a Aston Martin parked out front there, every god dam day...and who do you think buy from Louis Vuitton stores in that mall? sure a few Chinese but I bet you plenty of well off Thais too, the idea that Thais are poor is just not true, yes there's a big discrepancy between the rich and poor but that's in AU too...

Unbievable BS numbers that look to be pulled sttaight from Fritsazz

 

The site suggests that median income in thailand is 1.2 million which would mean that 50% of salaried populace is making this amount.

 

This reminds me of a guy I met who opened a bar in Soi 11 just because he thought Thais have money to spend. Going broke that guy.

 

As a relatively smart guy I believe you would trust the links from all sources when doing your research and not some scummy postets and websites with ZERO data to back it up.

 

So here I present you with official government website that shows the median  salary range for different education levels. Just hit the download button and check the excwl sheet for yourself. Use google translate and prepare to be brought back to reality.
