Rule change at Jomtien immigration for extensions by condo owners

As many have heard, Jomtien has recently gotten more persnickety about a number of things.

Ours is not to question why. Ours to just blindly follow whatever the current rules are if we know what's good for us.

 

So here's the new rule.

For me it's about a retirement extension but I assume it would apply to other extensions as well.

 

TM30's have been required there for awhile already for most kinds of service. 

 

So along with your copy of your TM30 if you're a condo owner, now also include

 

Copy of chanote

Copy of blue or yellow book

 

I don't know yet if you need to carry in the original chanote yet at extension time.

 

To be clear, they know you provided that already for your TM30. They now want it too!

 

Now you know.

Not wanting to sidetrack your thread... Just an added tad unrelated note. 

My Thai partner owns few properties. 

One has farang teacher. Guess he has a non b (not married) . 

Anyway the list added to the TM30 is ridiculous. 

Don't have list in front of me. 

Obviously copy blue book. 

Her Thai ID etc. 

In addition copy title (chanote) 

Wait for it... Copy of contract of purchase etc etc. 

 

I said... "That's it, we no rent to farang in future"

In case anyone missed, apparently Jomtien immigration is now doing HOME VISITS for retirement extensions.

Would I need a photo of me standing by my door, sitting on my bed (alone), in my kitchen etc. And would the visiting Officers talk to my neighbours?

I have no idea. 

I do have a legal question though.
They are technically POLICE after all.

Would they have the legal right to search homes?

In theory I believe they need a search warrant. In reality.........

Where do I stand? I own 2 properties in Thailand, a house in outer Bangkok and a condo in Pattaya. As I'm married to a Thai I have a chanote for both. I travel regularly between both properties but I have a one year retirement visa from my condo in Pattaya. I've been doing this for the past 10 years and I've never had a visit from the Immigration Police. I've always used the same visa agent, would this be the reason why I've never had a visit. All my 90 days and annual renewals are strictly done before the expiry dates.

The visits for condo owners is a NEW thing at Jomtien.

Integrity Legal has suggested that immigration offices are doing more stuff now because it's LOW SEASON so they have the time.

Thanks mate, I'm 80 yo not a would be wild child who's lived in Thailand for the past 25 years. I take care of my step daughter and her bludging boy friend. So I don't believe I should come under these rules where they say where I should live. I'm very happy to live between the 2 properties but Thailand is not as simple as that.

I'm also very long term in the same place and find these new rules totally ridiculous. But no choice in the matter.

Methinks the administrative police take their policing too seriously. Chill out, man.

 

As the world turns. Thai Officialdom does keep certain statistics. They have found out that the average Farang invests a relatively lage sum in Thailand upon arrival in his retirement destination. Almost always in connection with some "newly found love in Thailand". After the initial investment, most Farangs live on monthly pensions from Farangland. Ergo: Not contributig massively to the well being of Thailand as a whole.

 

Falling out of favor is always connected to some form of "social degredation".

 

During my time in Thailand, I have tried to form some "Union", representing the "rights" of Farangs in Thailand, with the help of European Embassies. At the time, Embassies nor Farangs were interested in such a concept. So, I gave up.

 

Farangs would fare much better today, if they would have realised that without some sort of representation, eventually they would end up at the whims of some "local immigration warlords".

 

Apperantly, we have arrived at this point. Local "immigration warlords" have taken over.

If the Thai authorities start to mess too much with taxes (capital gains and worldwide), there will a large outflow of expats and consequently revenue. Fingers crossed.

I think the fact you're using an agent should mean no visits or any of the other BS. They want us using agents as they get a hefty fee for that

 

I have only recently made enquiries to agents about renewing my retirement extension and one office I visited said don't worry about a TM30 as she would tell immigration where I was staying, so I don't think the blue books or chanoote copies will be needed if using an agent

Yup. Heavy handed regulations only disadvantage the law abiding and the conscientious, but scammers and criminals will go through the back door, which has not been shut. So, lose-lose.

Too many folks DIY-ing their extensions - no pocket-money for Immigration.  This will show those cheapskakes who get it done for a mere 1900 baht (like me).

Immigration don't make money from us unless we use their "agent" partners- and, the elites only want "rich" foreigners to get longer-stay visas/extensions.

 

Neither give a rat's-behind about the working-class Thais who would lose their jobs, if we weren't here funding their paychecks with our spending.  They would prefer those Thais were forced back into rural areas, to subsistence-exist.

You show that for the TM30.

If you are a condo owner, as I am, you should have these important documements. I do. I used to offer to immigration at CW Bangkok, but once I got yellow book in 2019, they no longer asked for chanote - just yellow book - still current as of March 2025.

 

We are lucky to get 1 year extensions, we are not entitled, it is not our right.
