August 7, 2025Aug 7 Due to factors of wifes work, schooling - we've finally found our perfect condo. Just one problem, literally 20 yards away is a brand new construction of a new condo. In between this new construction, and the condo we have seen, lies another condo. This new construction is some 250 days into it's project - with a finishing time of 3 years. Visually from what i see they have long columns going into the ground now. It's going to a large monster condo. They have put walls on the ground floor, and i'm told they will have sheets around the construction areas as it goes up - but still. Now we are looking to pay a heavy wack to rent this for the convenience of finding the rite location, bedrooms, level of luxury we want. Trust me it's not that easy to find your perfect condo (some can look very old with awful facilities, whilst others can be a complete rip off due to being brand new, others that are in awful locations). However, i just can't shake the feeling of being so near a major construction zone - and how this is absolutely the wrong thing to do. Visually we will not see it, as the room faces in the opposite direction. However, my concern is dust that will be around that air. Can anyone give me information, those with more knowledge of these subjects on how appalling it is to be so close to a new construction project. The level of dust you can expect into the enviroment and at what stages it would be at it's worst ? Just seeking some thoughts here.
August 7, 2025Aug 7 Dust is bad in the early stages as is the noise and it's constant daily, but does reduce eventually. Often a big problem is the noise from constant condo refurbs inside
August 7, 2025Aug 7 Popular Post I rented a condo in Central Bangkok, then after I'd paid the deposit a major construction project started next door. According to my building management, the developer was restricted to daytime, weekday working only, he would sheet the sides of the site and use water sprays to suppress dust. All lies of course. 24/7 noisy work and dust everywhere. I moved out after months of no sleep.
August 8, 2025Aug 8 I doubt that another highrise building is going up 'inbetween the new construction' and the condo you are interested in. Be a neat trick to somehow put another highrise on just 20 yards of ground between your building and the first construction plot. We had a new 40-story office building go up right next door to our Bangkok condo, with the separation mostly being the perimeter roads for fire trucks on both sides. Like you would be, we were on the other side of the building facing the other way. The construction didn't bother us, though it's getaway condo and we weren't there a lot of the time. When we were there we never heard any construction noise. The builder was required to do a number of things, including cleaning our pool daily, shield the construction, and clean the windows and balconies on units closest to the construction--which the builder did--there was a cleaning schedule posted in the elevators and we sometimes saw the pool being cleaned with non-condo crews. We were living at Lumpini Park Beach condo when Lumpini Seaview condo was built directly behind PB. We could see the construction from our balcony but it was some distance away, with PB's parking garage and perimeter roads as separation. Lumpini does fast construction and I think the two LS towers were topped out in around a year. We weren't bothered by the construction and it was interesting to watch LS going up. I think in your case you need to weigh the pros and cons, with what might also be available to rent. It's definitely a plus that the construction is on the other side but you should also consider construction traffic and the road situation, getting in and out, etc. With Park Beach we could exit to the front or the back of the project, for example, and Jomtien Second Road is wide there and could handle parked concrete trucks.
August 14, 2025Aug 14 If you’re unsure, don’t take the risk. You may be able to handle a few months, but then it will slowly work your nerves. So many things can and will happen.
August 14, 2025Aug 14 You have not found thr perfect location. Three years of noise at all hours combined with the dust will soon diminish the luxury you are paying for.
