Opening a bank account without a long term visa

Hi all, 

 

I know it must have been asked frequently. 

 

An acquaintance of mine is planning to buy 1-2 condos in Bangkok.

 

She doesn't have any kind of visa for Thailand at the moment.

 

Can she open a bank account without having either a retirement, work permit, marriage or Privilege visa?

 

Thank you in advance, any detail would be appreciated.

Doesn't make lot of sense. 

No visa for Thailand and wants to buy couple of condos. 

 

She will find it very hard/impossible to do by herself in the current climate.  Agents still offer bank account opening, some only when using them for a visa, others as a standalone service.

I understand the skepticism. She is an independent accountant in Europe and it makes sense to her in terms of taxation and she considers Bangkok to be a good choice for investing.

 

I won't judge if it is a reasonable choice or not.

Thank you. Using an agent will be the preferred choice then, just afraid the account will get frozen in the future if opened in a dodgy way

Serious. Seems like tax evasion 101.

She earns income from any investment in Thailand she will be subject to tax. 

Re agent to open Bank account.,.. at a guess she is under 50 so rule out Non O retirement. 

Agent will not assist with Bank account without them doing the Non O.

 

Crazy idea all round IMO. 

If she is an accountant she would not be investing in property in Thailand. 

So so rental returns and capital gain poor.

Most won't that's for sure, but there is at least one in Bangkok that will.

She is actually 71. Yes, she is looking at a place where she will be less taxed than her home country. But done legally.

 

I agree investing here, especially now, doesn't make much sense.

 

Her son really likes Thailand. I guess he is the motivational factor.

 

Anyway, she seems to just want to send the money and have the son manage her investment. I told them already that she should come here and apply for a retirement visa.

Good to know, thank you. Their real estate agent also talked about the possibility to open an escrow account for the purpose of the transaction. Didn't know it was possible.

Irony today is that they not give you a bank account anymore for the deposit of a non-o marriage or child visa unless having a non-o visa, but the embassies in SE asia not give a non-o visa anymore unless already having deposited the 400K in the bank, even that is for those who want to do a yearly extension.

To then now have this 'new rules' if it ever comes to it, I doubt it, but if they do, that means someone who would visit e.g. month on and month off, is forced to have 400K and a yearly visa, to even be able and enter guaranteed / hassle free. 

 

They violate International laws that they signed for with this too, in case of a foreign parent with a Thai child. You can't seperate a child from a parent visiting for financial requirements etc. Hence they give a Thai parent nowadays also 5 year visa's in EU until the child is 18 without requirements (chavez law). 

With other words it is now officially easier to bring a Thai to Europe than it is to stay in Thailand, if the new rules become real and having kids. That even comes with extra social welfare money, free school, free insurance, free education for misses and discount on social rent if she not works.
