What da flippin heck will be built on that cleared Jomtien land?

OK.

In any case such a big project would make Jomtien traffic like traffic in Pattaya and that's not good.

But based on all the banana tax theories, perhaps we have nothing to worry about or hope for depending on your feeling.

I'm sad about that green space being leveled for what might be nothing.

How about the large plot of land 2nd rd Jomtien , white fenced in last time I saw it, just after Jomtien Rompo Market, near back entrance to Copacabana ?   Someone mentioned a shopping mall at the time.  ,haven’t been back lately.,

ok for motorbikes, all that area including Pratumnak hills are a nightmare for cars at the weekend and holidays

Lots of these plots scattered around Pattaya/Jomtien.

Some developer will build half a dozen, 8 storey buildings, sell it as a condominium project.

      When built on, I would guess a multi-use project with a hotel, condos, entertainment, and retail.  It's certainly big enough to have all that, and a monorail stop.

Not in the least bit sad they levelled it,, the illegal shanty shacks that had multiplied there were an absolute eye sore. If City Hall instigated this it's one of the few positive things they've done recently. 

 

Whenever it's built upon I'm sure profitability dictates it will be another huge condo development, as if another is needed.

The Land Tax rates that were legislated in 2019 easily explain why people clear and plant bananas on unused land. They are not starting a new farming business.

 

Vacant or unused land is taxed at 0.3%.  Equats to 3,000 Baht per million in value. It increases by 0.1% each year.

 

Agricultural Land  is taxed at 0.01% . Equats to 100 baht per mill in value. 

 

(there ae higher rates for high value land)

Siam group, the developer of the largest mall in Bangkok (ICONSIAM), has been looking for a location in the Pattaya area.  They were initially planning to build it next to the Ocean Marine Yacht Club in Na Jomtien, but the last thing I heard about it was that they were now looking for a location in Jomtien instead.

 

Based on those rumors and speculation, my best guess is that it is going to be a mix of mall and condos and/or hotel.  They will probably also be pushing to get a monorail station there since traffic is already pretty bad in that area.

Perhaps, but that doesn't explain why this SPECIFIC massive plot of very prime location land was cleared.

Based on the (massive) size of the clearing and credible info that the specific location is at least tentatively planned to be the Jomtien Monorail station (obviously at the front Tappraya Road side) such a combined use project would make perfect sense.

But at this point, unless a real insider steps forward, we really don't know anything even close to definitive.

I believe that's going to be another Copacabana high-rise condo.  I think they already have several stories of concrete poured.

To clarify to those who might get confused. that's an entirely different Jomtien location than the newly cleared land on Tappraya Road.

I don’t have the technical skills to post photos here,  but looking straight over to the block from my condo in VT5D, I can confirm that the entire block is now covered with neat rows of fairly widely spaced saplings of some kind. Would have thought the start of the dry season’s the worst time for new planting.

There will probably be lots of VT5 north-facing condos going up for sale soon.  I wouldn't want to live on that side once that massive construction starts.  It's not right beside, so maybe it won't be so bad.

Well that doesn't prove the it's only about tax avoidance theory.

It does indicate there are no immediate plans for new construction though.

Putting in plants would be necessary to combat water erosion on a now bare expanse of dirt.

As someone mentioned because of the election coming up, there will be a delay of any final decision on the Pattaya Monorail system. If that ever goes ahead and that location is meant for the Jomtien station then that changes everything.

It wouldn’t be too bad, as there are several streets of single story villas between VT5 and the vacant block. I was aware of the risk when I bought my place of course, and I’m amazed the block’s stayed empty for so long.

The plants are very small and widely spaced, so it seems to me that it’s going to be a long time before they’re big enough to slow soil erosion to any real extent.

Fair observation. I don't know about such things.

Maybe that's just the beginning of the planting.

We shall see sooner or later. 

According to Google AI, it was done to remove squatters, unauthorized structures, and rubbish, as part of a broader cleanup effort around the city.  That doesn't explain the planting of trees though, unless that's all part of it to prevent erosion.

I've heard that theory before.

What was the supporting LINK under that conclusion?

I'm very skeptical that that was the only reason to level a MASSIVE amount of environment friendly GREEN SPACE.

If it was infested with squatters then it wasn't much of a green space. It would be nice if they turned it into an actual green space park, but it is probably far too valuable for that.

"Infested" or not, a lovely way to refer to fellow human beings, it actually WAS much of a green space. A very big one in a city with very little green space.

No it didn't.  To somplify it for you, I was clarifying the reason much  unused land is being cleared and planted with bananas.

While maybe not specifically answering your question, it is certainly relevant as many others before my post speculated.   

 

If you only wanted SPECIFIC responses make that clear initially.

 

A thinking person may be able to make a reasonable guess  what a company that owns just about all retail giants in Thailand may be planning.

Go and ask the land department what is going on there. Could be nice to know if you going to rent long term, and next you know there is a construction site next to you. 

 

Can also ask an real estate agent, they are usually updated on whats going on in their district. Or should be,
