Most newly built properties have anti-termite pipes installed.

Do not mix chemicals by yourself, use services of numerous companies available. However, most of them are pathetic. During first months of contract their services are ok but later on they dilute chem mixtures so much it has no effect on termites. In so many words, cheating.

I have been using DE LAND and Khun Sakda's services for past 4 years. They are better then other companies but tend to get stingy lately and pour diluted chemichals that serve no purpose. Short cuts like these to save money are typical of any service industry in Thailand. I pointed this out to him and he immediately instructed his workers to make sure proper dosage is used.

I replaced a small section of my outside seating area a few years back, with teak wood, no more termites, no more treating.

Contract requires them to come at least once a month. Entire spraying process takes 20-30 at the time. Unless you have someone to look after the property in your absence I suggest to draw agreement whereabout they show up once every 3 months.

Do not underestimate termite problem in Phuket. I've seen people loose their entire staircases or furniture because they thought it wasn't a big deal.

How can you tell if the chemicals are watered down? What do you have to look out for?

I honestly can't remember the cost, but it is more then 15k baht per year. It depends on size of property.

You can tell by lack of smell (while injecting poison in pipes) that dosage has been diluted or if termites come back during contract period.

for my condo the contract is 6k Baht per year, come to put chemical every month. So 1 Time is 500 Baht!
