What Is A Good Tin Roof Sealer?

Mom and Dad's roof is leaking and I would like to know what is available in Thailand (Udon region). The tin has rusted and the washers at the nail heads are probably dry rotted. While the family would like to have a new roof, I would like to find some type of sealer that will be cost effective and durable for a few years. Does any one have recommendations?

Is there any certain brand that is superior?

I’ve used Sista D150 acrylic waterproof coating that was purchased at Homepro with good results. Just paint it on two coats and your good to go.

If the rain penetration is small then repair and patch the roof, for a few years of tape (mentioned below) during the rainy season you get good value for money. Compared with a good quaility paint on rusting sheets that will be scrap within five years.

I doubt that paint is cheap, what is the expected paint lifespan vs that of the underlying roof? The expression throwing good money after bad comes to mind. Unless the underside is also protected it will rust through from the bottom anyway.

Indeed there are many wrost houses in our village, the medium term normal cure is rolls of silver (aluminum?) foil that has a very sticky backing, it is torn into small strips/patches to prevent rain comming in, I've played with it - it's quite good.

If replacing with similar standard wavey sheets, spend some time priming and painting both side prior to installation, I strongly recomend using a light color to limit heat transmission (silver is good if the relatives don't want white). Pre painted sheet is sold, it has a baked on powder paint coating (both sides), not cheap but is a selection of colors.

The points at which the sheets are nailed to the wooden beams becomes a problem due to the daily expansion and contraction of the surface during the day, most such roofs creak and tick as the sheet move against the nails, over time this causes the holes to widen. Any high winds also help loosen and damage the sheets. (This is why when installing the roofing sheets Thai builders always nail through the top (crest) of the wave shape rather than the trough.

The house (new build) that I am currently in has a new sheet roof of similar iron sheets - however they have been electro-plated with zinc during manufacture, increasing the lifespan and cost of the roof. They are much easier to install being provided in 5-6 meter lengths, if you are interested I will dig out some pictures.
