On our house on one wall there are cracks between the massive concrete bar and the cheap wall.

We had specialists and motor taxi guys repair it several times.

The longest that it worked was 6-12 month.

Today I went to homepro and they gave me this (pictures Moisture guard, and Extra Shield).

First question: is it a good choice? If it lasts 1 year it would be already perfect.

How to use it, they could not tell me and most probably don't know how to use it.?

I also bought the waterproof cement, without knowing if I need it or not....

Any ideas/advises?

How old is the house?

If cracks are opening up after being filled did you use an elastic filler designed for the purpose or just regular cement?

Are you getting water ingress through the cracks?

As Jas suggests, a few photos of the issue would be useful.

Will try to make some photos, but it isn't easy because it is close to the next house.

But it is just the usual cracks on the walls which I see everywhere in Bangkok.

If there is rain+wind so the rain is falling on the wall, a lot water comes in.

I don't know what they used before, several people tried it before. Some opend the gaps and put in some cement, some just tried to close it with silicone.

As all failed I have to take care of it now. Can't be that difficult.

The best thing I came across is called "FerroFlex 411/412". You'd have

to strip the wall, apply FerroFlex (it's like a thick paint), and than

repaint the wall again. I had various parts repaired like that, and

after 3 years they are still holding up solid.

I had a corner that they must have used 90% sand for cement and watered down regular plastic paint enough that it was soaked in and applied about 6 coats (until it stopped disappearing) and no leaking since.

what do you mean with "strip the wall". I think that point is important, as it need to stick well.....

Strip any paint, and any other materials you might have applied. You don't want

to have anything between the actual concrete and FerroFlex. That will be the

water prove seal. Make also sure you are 100% sure where the water enters.

I had a spot where it was actually entering the wall around the corner. The

cracks right above the wet area where actually sealed already .... Water can

travel inside the walls for quite some distance before it actually shows up ...
