building land**** electricity + drain connection

Recommended Posts

I´m on the way for look some building land in CM. My favorite plot is about 3 kilometers far from the next small town. Seem like electricity is not border to the land and also don´t know about how far from the public drain connection.facepalm.gif

Is it´s expensive to take the electricity to the border of the land? And how about the connection to the public drain, is it´s expensive, in case it´s far?

Thank for your recommentation / experience

For power you need to do a bit of exploring to find the nearest supply, then visit the local PEA office (with a Thai speaker) to check how much they are going to charge you to run power to your land border.

Public drain connection, Thailand????

Out in the sticks, or for that matter not out in the sticks, septic tank for black water (toilet), soakaway or local water course for grey water (shower etc) is the way everyone goes.

As Crossy says for power..

As for drainage, why not research some recycling systems for your grey water (showers, sinks etc). Its not hard or expensive and you will have a very green garden without wasting massive amounts of re-useable water.

+1 on Carlos' water suggestion.

We're right by a river so water for the garden etc. isn't an issue, but if you don't have a ready supply putting the grey water on the lawn is a good way to keep it green.

Power.

In the neighbourhood of 10,000 per pole. Everything included except the meter and hookup. 40 meter pole spacing. Assuming they do not need to add transformer(s). If so...more.

That's what it cost us.

Would that mean the next person in the neighbourhood gets a cheap deal by using pylons you have just paid for?

First one in pays the price?

Correctamundo....bit of a pisser really. First guy takes the hit full on. I'd hate to be in the position of asking Thais to help cover the cost. Especially after that fact. "Fat chance in hell" as my mother used to say.

PEA are supposed to bring power to the edge of the land for free (there's a deposit for the meter and its cabling), however they never have any budget for expansion so the only way to actually get power is by paying for the poles and cabling for PEA.

Yes, PEA are quite within their rights to hook someone else to that supply (it's their supply despite the fact that you paid for it). If there are other plots starting construction along the route you could ask them to share the cost.

This is why, if a transformer is needed, it should be installed on your property where it remains under your control, no-one else can be connected to it.

My transformer is installed on my property, but if I recall correctly, I had to sign the property rights of it to PEA anyway.

You guys paying for mains wiring/posts and then not getting paid a share back when others hook to it all need to get to know your Poo Yai Ban better ;)

Between Farangs...what happened to the idea of helping each other out? Waiting for the next guy to hook up so to take advantage....glad I'm not your neighbour.

What has Poo Yai Ban to do with this ?

When you install a transformer you have to hand it over to the PEA at the time they connect it. After that it's only PEA who decides who get's hooked up to it.

Never knew poo Yai Ban had any influence with the PEA.

Get the quote from the PEA/Contractor. Go visit the PYB and ask him to speak to all land owners that could benefit from it. He then goes seeking commitments to pay their share, when their time to build a house comes. This is the way Thai people do it anyway...

Same system applied when building a fence on a shared border.

we have been dealing with the PEA for a 130 metre run from the closest pole, was told its 12,000 baht per 40 metre run, after measuring they came back with 38,000 baht for 4 poles, so 4 posts arrive friday, workmen arrive monday, we go look the last pole, is 30 metres from the mil's house, the man says no problem we can put in an additional shorter post for 3,000 baht, off we go to the PEA ( by we i mean i stay in the car and the wife deals) office staff '' its 20 metres spacing in a village/estate 40 metres outside'' the boss says he will send someone to have a look, story to continue..........

thank for all the usefull informations. Well, right now i stay CM and also already look for land in here. In fact i found some land (little bit uptown) who already have a concrete pole in front. But this pole not yet have cable. The next concrete pole inclusive cable is i guess 1.000 meter or more far from the land.

Now i am not yet sure about how to do. Is it right that i have to pay for take the cable to the land? And how much Money you guess it would be?

regards

PS:

This is the Picture from the concrete pole who is border to the land.

Our transformer is on our land and it can supply up to 4 houses per the PEA. If I wanted it to be private the locals can refuse the installation although I think this was PEA rhetoric.

I am soi far wawy from any village about 2 km, the Poo Yai bahn has no authority and if he did it would depend on how soon you want a connection. I waited 3 years and then went to PEA myself.

I wasn't aware that the pea were responsible for financing the full cost of bringing the power to the land but was aware that if it's a new build requiring new house number then you may be entitled to up to 50k assistance from pea to run the power to your land, wife applied after she went to pui Yai ban to see her about getting new house number the pui Yai gave her the documents for applying directly to pea for the funds, wife included a pic of the house (a small office/bungalow that we built on the land prior to starting the main house build), our quote for running cables and 8mtr poles just under 400mtrs distance was approx 150k I think, so that 50k certainly helped out
