We are looking for a house at a reasonable distance from NIS school, up to 30 minutes driving time during mornings and afternoons should be OK.

Two / three bedrooms, at least 100 sqrm size. Preferably on a nice land area, not just a narrow concrete strip around. 75 sq. wah or more will be great.

Both gated communities or not gated are an option. I'd love to use a swimming pool but it means a tiny land area that will be a tough trade-off.

Will appreciate recommendations regarding areas to focus on.

Avoid the Suthep area as the noise from airplanes is deafening. I'd suggest finding a place around MaeJo University. It's central, close to major shopping, and is priced quite reasonably for rentals!

I lived north of the city for almost a year, but gave up for a few reasons.

The highway (1001) leading into the city is a race track and IMHO is chaotic at peak hours.

Also, there are no restrictions on dogs, noise, industry, karoake in residential areas. I was surrounded by untrained owners and their dogs;  the only half decent pooch was a soi dog who loved to sleep on my porch.  He gave warnings for snakes, visitors.

The area to the South-West or due West of Chiang Mai seems a pleasant area.

Isn't there where all the planes zoom by to go to airport? Hang Dong?

Yes!... The Hang Dong area is a hell hole... There are plane loads of Chinese tourists regularly buzzing our house... Just about every Thai has a bandsaw that they run until the wee hours of the night... There is only ONE Starbucks and it looked to be a hundred years old without a driveup... and when it rains there is covfefe everywhere!...

I highly recommend no one else move here!... :coffee1:

try sansai area

only problem there is that you will be without electricity like 1 time per week for maybe 1 or 2 hours

but quiet and friendly  and cheap

Just moved to Sansai a few days ago in a gated moo baan. Haven't found anything to make me regret my decision. Peaceful here and have on-site facilities like gym, swimming pool, convenience store, restaurant and coffee shop. About half an hour drive to the moat/city.

Yeh a few days is enough time to evaluate San Sai which incidentally is only about 70 km by 35 km, easily discussed as one homogeneous area.?

Doi Saket, San PuLoei and San Sai are all reasonable options.

At the risk of stating the obvious, a pool will command a premium rental.

Be aware in the Saraphi area there are elevated levels of radon gas.

Try Siriporn 9  Sanameng  Sansia just off the118 going north past the PTT station.

Gated , swimming pool  25 m, lots of open areas and several houses with largish plots all around the 15k mark though there is one at 13k with a big garden.

Handy for the school as members of staff have lived here, 30 mins or less if you know the short cut.

How much is the rental there?

 

I rent a  house in san sai, near the fire station, back behind a rice field.  not a gated community  but house walled in and has a garden, 3 big rooms plus big kitchen and 2 bathrooms. no furnishings  but 2 air cons and only electric and water provided = 6000 baht per month.  quiet mostly, hardly any dogs, few loud motorbikes at night, frogs and gekkos.

That's cheap.

 

For 6000 baht , the most you can get is a small studio room near city moat.

Thats expensive I recently saw a 4 bed 4 bathroom listed for 3500 Baht per month. ( Lots of photos showed it as OK).

No No something wrong with that .It may be listed as Chiang mai but many miles/klm out in the Countryside .

I didn't mention it at the first post, but can you get a good internet connection in all of those areas? ADSL / Fiber / Cables?
