I have the green book, insurance, a thai lic and passport. Just need to know as the seller do I need the proof of address from immigration to transfer to another farang. 

Depends on in which province you will do the transfer, just call your respective DLT and ask

There's 2 forms available at your DLT Office, your address in the green book and ID will usually suffice.
