30 year lease versus usufruct

Can somebody tell me what are the pros and cons of 30 year lease versus usufruct with regards to one-time cost, annual tax, land and house ownership.

 

Which is the better option for a foreigner?

 

 

I was told that a lease is the only option if the house is second-hand.

 

That in general you get a usufruct before construction of the house.

Very definitely not true. Not sure why you would have been told that.

I have a second hand house and have an usufruct on it.

 

@EricTh this has been discussed on here before so if you haven't already looked maybe worth trying searching via a search engine - since AseanNow search function can be  less than stellar......

Me too - but in addition to the Usufruct (which I think more relates to the use of the land - say for agriculture), I have a Habitation Agreement that provides I can live in the house until I Kark it.  Suggest you get both - proformas provided by the Land Office for minimal cost.

Which is why I suggested searching on whatever your preferred engine was - 

Search string in DDG aseannow+forum+usufruct+vs+lease

First result - 

 

Are you married?---or are you just looking for an agreement with someone that owns the land.

 

If you are married and looking for safety there---then I am in agreement with topt---- no agreement will help you, from your wife.

 

If your just looking for an agreement from a land owner-- is 30 years enough for you?

 

usufruct much better, and not much debate to that fact
