Buy a condo to Airbnb - is it really profitable?

In the past parties were a big problem on Airbnb, the host/owner can now get shut down and suspended by Airbnb, you as a neighbour have a link on their web site you can report to Airbnb,

Yes, but you miss the point—no long-term renter or owner wants short-term lets to use the pool, gym, lifts, etc., with no commitment to the building. They are a menace and I understand condos not allowing shorter than 6 month rentals.

And screw the people who own and rent in the other units, right? The ones who make the place their home and not a hotel. Dudes like you who ruin condo buildings, glad it is illegal over here.

  • In Thailand short term Airbnb rentals are illegal.  There could be a crackdown, or you could be dobbed in to the police by a disgruntled neighbour.  Is it work the risk?

I'm living in hell right now. In my moo ban 17 yrs they knocked down the old house next door to us and built a 12 mil 5 br pool villa. Its listed on Booking.com for about 11-12k/night. A new gang arri

Another point to consider is how you will clean and turn over the rooms. I have done it - it is a REAL pain in the ****.  Laundry, cleaning, toiletries let alone issues with noise, lights going out - customers losing keys etc.

It would be nice if they just "used" the pool rather than take it over as "theirs" for the duration of their holiday.

100%

In our last condo you had to be resident to use the facilities.

Thanks for that. Unfortunately it seems a lot of lets are via sites other than AirBnB, including their own in country networks which is what we are up against in our condo - rarely see an actual AirBnB listing - i use the term airbnb to mean short term let.

STR is the term used, there are many,

In my condo you just needed a forged keycard and your underpants. A group of four took over the pool every morning from 8-9.30 - for some reason the Thai women who used to swim at that time stopped. I think the group that is doing the subletting to their countrymen maybe told ST renters not to use the pool as it was creating a lot of friction - not seeing them so much, but that might be time of year. Their renters tended to go crazy for the pool as in their country a pool of clean water that big would probably have people hundreds deep around it trying to fill cooking pots.

I could not be dealing with that.....one of the (many) reasons I would never buy in Thailand

I didn't. I think many of those who did are regretting it, especially the Thai owners who thought they had bought a CBD condo. When I moved in it was Thais, Japanese, older farangs and Koreans. Now it is the 'go to' place in Bangkok for Muslims and Indian Sub Continent/Bangladeshis. They have made it their building. I hear stories of bunk beds four to a room for staff at the local restaurants to crash on after being handed one of the communal key cards or following on through the security doors/using the fire escape. My point is that this group does not think the rules apply to them.

Nightmare

Serious question.

Where are all those pool villas OnlyFans orgy parties happening in Thailand?

I mean who rents it to the performers and is it actually allowed?

What about hotel rooms that are being used to shoot porn0? How do hotels allow it?

I stumble at quite few of those videos while searching for legitimate news (US election).

That is the most rediculous statement I have read for some time.

Sorry to mention Steven

I am replying to the person that considered my post confusing and the person that thought my post was sad

How can someone make a statement that they would find living within 10 miles to a Airbnb residence? Obviously the person is exaggerating, yet the exaggeration is way over the top. Hope that helps your confusion or sadness.
