British and American men arrested for real estate violations

I suspect where these two truly violated the law is that they were engaged in a business restricted to Thais, which is orchestrating shady deals where non-Thais can skirt the law and acquire property.

There are plenty of Thai accounting firms who 'introduce' property agents to foreigners whom they suspect have money, in order to facilitate a purchase. In the instance in this thread, it seem to be foreigners doing that. No good. Own a business that has capital and makes a decent profit, and the offers will come your way. Obviously they are best avoided, whether the broker is Thai or foreign.

Don't forget the rules: Thais can own any property they want in most any country in the world. They can even own Premiere League football clubs. Non-Thais, however, cannot own land in Thailand, nor a home, save for a condo in certain approved developments.

No, they are only after those farangy's on the fiddle to boycott Thai laws. If you are on the fiddle in some way, stay behind the curtains.......:whistling:

True, and for most it's just recognize that you are not in your citizenship country therefore you must obey the local laws re land / property ownership, regardless of your desires.

Is it really that difficult to understand and respect that all countries have their own laws based on local history / customs and respect for the local citizens, etc.

What YOU fail to understand is "discretion".  IOs, as competent officials, are granted the authority to use discretion when it comes to issuing extensions, so the exercising of that discretion by IOs is not illegal.  It's similar to police officers exercising their discretion, for example, when it comes to ticketing errant motorists, they have the discretion not to prosecute an offence if they choose, that would not make that decision illegal.

agents providing "fake" bank accounts because an extension seeker doesn't have 800K or 400K to keep in his account is illegal - if the government decided to actually force the banks to show who that account belonged to and it wasn't the extension seeker then he would be charge for falsiying govt records in order to obtain an extension and his extension would most likely be cancelled.  Just one is here by going through all the monetary and legal paperwork by using that agent for the money is illegal.  I don't know if any of the IO's know or care as long as they know that agent and accept the paperwork they

provide as completely honest so it basically in my mind anyway it is illegal by the rules WE as foreigners are expected to follow just as we would expect Thais going to our country to follow the rules.  You obviously feel that if one can pull the wool over the local official's eyes then it is fair and legal...I was brought up obviously different from you.

In the mean time Thai pretending to be accountants and agents continue to steal , scam and deceit without any repercussions what so ever.

and if you take one to court and win, your visa gets cancelled because accountant or agent is guilty and then PM goes overseas to scream how Thailand is open for business and more people should be investing 😎

Yes exactly nobody here has a visa at all.

Is it...have you anything empirical to back that up, except your view of it?   The Immigration Act doesn't say that it is, neither does the Thai Criminal Code and all IOs have discretion when it comes to the usual requirements.   Where did you get your information?

Agents do not provide" fake bank accounts", they only assist when there is a genuine bank account.

Is it, really?  I don't believe that it is "strictly illegal", it is certainly not stated in any section of the Immigration Act B.E. 2522.

Look again

No need, I did that before this exchange.  Which Section of the Act are you claiming covers it?

"I don't think you have considered all angles in that statement".

I don't think that you have considered that there has never been one single case reported of that hypothetical happening so it's not worth considering in view of the massive agent/IO industry that exists, and has existed, for many decades

Really, you have access to what goes on in immigration do you?

"Do you not remember the fake passport stamps fiasco?"

Yes, I do but using an agent and Immigration does not result in having a "fake stamp".

Of course it doesn't but foreigners who's passport was found to contain the fake stamp faced prosecution.  Shortly after the story broke The British Embassy reported a very large increase in Brits 'losing' their passports.

It would seem that bragging farangy member  "house Owners" here, will now be experiencing rather loud bum burps....😬

Bought and sold thirteen houses in Thailand and made a profit, some large, on all but one.

Other blokes buy a house for their little teerak, which is a 100% loss and end up standing in Laotian Immigration queues in the hot son for hours under a pink umbrella.

As for your last para, you sound envious they have a teerak, but don't worry, there's still time for you, even at your age, try something different than girlie bars, there are some nice ladies out there, even for an ageing Aussie with purport wedge.....😉

That's because he had a fake stamp in his passport, visas/extensions issued by the IB are not fakes!

Of course, I do not, there's no need for me be in that position to know that there have never been any reported cases of that happening, if there had, you could be sure that it would be all over the internet.

Another BC. They cannot own anywhere in the world. And yes, they can in Western countries, but not everywhere in the world. Please check your post before posting stupid comments.

That is wishful thinking from somebody who is obviously jealous drawing a miserly pension who bought in the wrong area because that was where his teeruk said she wanted to be and who still has to do visa runs and stand in the hot sun under a pink umbrella because he cant even front up the small cash required for a retirement visa.

You missed out, in many ways.

But thanks for your reply.

More nonsense blabber, especially as my 2 story house is nestled on the banks of a lake, probably 80km from where my wife comes from.

Now Goaty, try again, without the porkies....:cowboy:

And be careful in that gym, at your age it could be dangerous, especially whilst posting here..............😁

I know where your little house is, I have seen it.

Have they got water in the lake yet? I hope it doesnt flood again.

And you refer to it as "my" house. I doubt your name is on the back of the chanote.

You are at the mercy of the whims of your wife. I could not live under that anxiety of having to do what a wife told me or be homeless.

Much better to set up a company and protest your ass-ets.

Better being a house owner than a living at the old wife's house that you bought her.

Thousands of farangys have lost houses to the Thai wife, not many because they used the company method.

I thought you said I lived elsewhere, when I have lived in this house for 17 years.........😁

I do feel a bit sorry for you though, you seem to have a fear of the ladies, pointless asking you why, as you tell to many lies on here...🤔

Oh, the company route, the route that is going to take away those fraudulent farangy set-ups, don't you read the news, don't tell me a company owns your place, that would be funny.......😂

Many have lost houses, but I as my house was purchased when married, and the value of it has trebled, I think I may even get my outlay back, if the need arises...😃

But you should really stop worrying about other farangy's on here, it's not good for your health, especially at your age.....🤗

No I sold out a year ago without issue and bought Bitcoin which has doubled my wealth again.
