Too many folks DIY-ing their extensions - no pocket-money for Immigration.  This will show those cheapskakes who get it done for a mere 1900 baht (like me).

Immigration don't make money from us unless we use their "agent" partners- and, the elites only want "rich" foreigners to get longer-stay visas/extensions.

Neither give a rat's-behind about the working-class Thais who would lose their jobs, if we weren't here funding their paychecks with our spending.  They would prefer those Thais were forced back into rural areas, to subsistence-exist.

I know several people who have to use Jomtien. It is a totally toxic office (which is ok for those who use an agent), but, to those of us who are totally legit, it would be a nightmare. Some here just love Jomtien IO though.

Honestly, it's been a breeze for me for several years now doing it myself.

In and out in 10 minutes for next day passport pickup.

I usually check the current list of requirements on the Pattaya City Expats Club website and bring it all in.

The checker has even shown some level of admiration for things being perfect.

Occasionally there is a surprise.

I didn't know that they wanted the original bank book to show along with the copies and they almost made me go away for that. But I did a little beg dance saying I just didn't know about that, and they let it go.

As far as this show chanote thing it wasn't on the PCEC site the last time I checked.

If you're in that club and it still isn't, get them to update.

Can't see if you're a foreign condo owner how providing a TM30, a copy of the blue book (which would be blank seeing as foreigners can't have their name IN a blue house book) and a copy of the front/back of the chanote <- which WOULD show the foreigners name on it are all that invasive and/or difficult to produce.. 😕

Foreigners that rent are routinely asked to provide TM30, rental contract, thai owners i/d, blue book when getting a yearly extension so if you own a condo as a foreigner stands to reason you'd show something more substantial than just a TM30.

Remember the documentation you provide on the TM30 online system is only to create an account and add an address, NOT to file a TM30 on someone

No.

You show that for the TM30.

A valid TM30 really should be enough.

A small price to pay to help make sure you don't end up with a half crazed neighbour.....for years.

In case anyone missed, apparently Jomtien immigration is now doing HOME VISITS for retirement extensions.

Not Jomtien, Chaiyaphum, but had our first home visit in March.

Married for 20 years, so they are obviously worried it is all a sham.

Guy was very pleasant, sat and chatted in the restaurant for1 0 mins, offered him a meal and drink.....both refused.

He seemed almost apologetic.

You didn't used to show in the past?

If not I am surprised as I always thought it was a pre-requisite.

I contacted the person in the PCEC who handles their webpages on Immigration issues.  He noted that although not specifically mentioned in their checklists for Chonburi (Pattaya) Immigration, their main webpage for Extending a stay showed

It is customary to place your original signature on photocopies. In Thailand this is considered a certification as to the accurate depiction of the original.  The original document  should be available for examination in case the Immigration Officer asks to see it.

He said he has seen this thread and as a result has moved the above into a more prominate posirion on that page and has now included similar notation on other pages including their checklists.

I have only seen one report by someone that said he was told to expect such a visit and have not seen any follow-up confirming such a visit actually took place.  I will be renewing my own retirement extension next week and if a new requirement, will, I am sure, also be told to expect it.

Any report about what come out of this webinar?

Thanks

Felt

Police Lieutenant Colonel Surakrit Kulsura Mueanmee, Legal Inspector of the Office of Information and Communications Technology, Royal Thai Immigration Bureau would have said that some Tax certificate would be required from those doing retirement extensions beased on 65k monthly income.

To be taken with a grain of salt though. Even though it it would make sense...

Tax clearance might also become mandatory to leave the country as Police, Immigration and TRD would cooperate to (link their IT) enforce the existing laws.

Again all this is second hand info from French participants to the C.Surakrit/Thaiexpattax Webinar

The madness continues. :bah:

Yeah it does! The madness, however, is not at all what you think. It´s the crazy thing that foreigners in Thailand just can´t accept how things are and what they need to do. That´s the real madness.

Thanks for that.

The thing I suggest be added is about the chanote and blue or yellow book for condo owners not previously required for extensions at Jomtien.

As many have heard, Jomtien has recently gotten more persnickety about a number of things.

Ours is not to question why. Ours to just blindly follow whatever the current rules are if we know what's good for us.

So here's the new rule.

For me it's about a retirement extension but I assume it would apply to other extensions as well.

TM30's have been required there for awhile already for most kinds of service.

So along with your copy of your TM30 if you're a condo owner, now also include

Copy of chanote

Copy of blue or yellow book

I don't know yet if you need to carry in the original chanote yet at extension time.

To be clear, they know you provided that already for your TM30. They now want it too!

Now you know.

Has been for all the time I have applied for extension. 15 years

Not at Jomtien.

If you gave it, it wasn't required.

Before TM30 requirement for extensions which is relatively recent, I was giving as proof of address a copy of my phone / internet bill or electrity bill. They had on record that I was an owner from my first extension. Long ago but even then they didn't ask for the chanote!

According to the webinar, if you are doing a monthly income for either an extension of stay based on retirement or marriage, then a tax certificate would be required. Not required for money in the bank method.

Would be required?

Very vague.

Which offices?

Starting at what date or already happening?

I appreciate that some people are annoyed. However, there is a reason for the verifying information in areas where visa abusers are more likely to be found. Please do not misinterpret this to mean that I support people being inconvenienced or stressed out. However, the additional checks are not really that onerous if you have the documentation.

They want money. Kicking out people who bring it and they can easily milk would be counterproductive.

No one who "brings money" through legal and legitimate means is being kicked out.  And by that, I refer to the people who are investing  large sums of money and stimulating the economy. Someone who buys a condo time share, and who's idea of big spending is a night out at Sizzler is not doing much for the economy. I can assure you that the foreign  professionals who work at Ford, Toyota, Allianz, Exxon Mobil, Huawei, Nissan, Samsung, etc. don't have any problems. The reality is that in all the years that  this forum has been running, I have yet to see a foreign employee of one of Thailand's valuable foreign investors ever complain about immigration requirements. They seem to manage.

Again, the verification documentation needed was already given to immigration to get the TM30. Extensions required TM30s.

They're all in the same organization -- Thai immigration!

Of course they can require whatever they like, but this is a case of a redundant requirement.

Judging by what Police Lieutenant Colonel Surakrit said, it is a requirement at all offices. Should be starting as of now.
Like all other tax subjects, it is all very vague and do not believe the rumour of no tax implications on remittances brought in during 2024/25. Nothing has been passed in regulations.

Color me skeptical, but I do NOT believe that.

And as mentioned towards the end of the webinar any change could not become applicable during the  fiscal year it is gazetted. Remember the Por 161 & 162 were published en 2023 to become applicable in 2024.

You could be right for two reasons:

a) Requesting an IT statement would make total sense, Thais don't like things that are fair and square...

b) This might upset somewhat the situation with the so called "visa agents", so don't rock the boat that carries the cash cow.
