What would 70 m (Length) x 5 m(wide) equals to in Rai,and also 70 m x 10 m in Rai? Thankfull for any help!

0.4375 rai (1 Ngan + 75 Twah)

 

1 Rai = 1600 sqm
1 Ngan = 400 sqm
1 Twah = 4 sqm

That´s for 70x10 meter. The other one will obviously be half

2 connecting lots would equal 1050m²

One rai = 1600 m²

 

Only 15m wide, and you need border area from wall, (if enforced), so pretty thin house.   Saying that, our house is legal where we live, and our lot is 1/4 rai (20m X 20m (400m²)  House is red outline, the rest is carport & overhanging roof (porchs & shading) w/rain gutters.

You will hardly find decimal notation.

Twah is tarang wa.

Tarang = square (grid?)

Wa = 2m

Make sure you have access to the lots, written. if not on main road.  Check for any easements, for use of your lots, for access to lots around you.

 

At Udon Thaini our neighbor (yellow) had land cut in long strips, which I thought was nuts, but eventually sold them.  Our lots (red) were cut in square-ish, 1+ rai pieces.  Leaving driveway for back lots, house sitting on 2 rai, with another, next to it with driveway.

Thanks! Yes it is for a road to gain access. It will be a an exchange transaction, we give them some land,we take some land. Would a written agreement have any legal protection in the future? We are not making any land documents for this.

If chanotes won't be issued, then make sure the written 'easement' is attached to the chanotes in question at the land office.  

 

Written and registered at Land Office only way to protect from future 'issues'.

For all foreigners considering land purchase w/partner, or that long lease  of land for the house you plan on building.

 

Things to consider ...

... that relationship, how long & trusting

... wife can cancel a usufruct 1 yr after divorce

... can you afford you investment to be a gift

... If building on leased or gifted family land, then

... who holds the chanote, if one is even issued yet

... if not, building a house, may not even be legal

... if chanoted, to who, things can go sideways

... if land is used as collateral  in

... gambling debt

... borrowed money from loan shark

... used as collateral on bank loan, then defaulted

... or family squabbles in the future for whatever reason

... owner of chanote dies, inheritance issues

 

Rent or buy a condo in your name ... best advice 

 

If that advice fails, and you are going to gift the gal or guy, land & house.  Make sure you have access to land.   It doesn't need back fill to build on, as can get very expensive.   Access to electric & water is already available.

Well IMHO 70m x 10m woukd be about twice 70m x 5m, wouldn't?

Just a screenshot from Gmaps.  Land office will show you maps with specific boundaries, if any in question.   Just ask, and you can compare chanote #s.

 

One should always do this, along with looking at any projects that might be coming in the future.  Especially if near a metro, and ring roads are used, as a 2nd ring rd was proposed near our land at Udon Thani, would have increased our land value, but never came to pass, even started.

 

If any money involved, buying land, then Land Office will also provide ball park idea of 'their accessed value', which we paid for most of our lots purchased.   A few others lately, we wanted, so just haggled the asking price.

 

Screenshot looked quite different when we purchased way back when, 2010, and sold all in 2021.  More so after sold, they cleared and built on.

 

Along with price, if in good trusting relationship, worth investing in land.  We (wife) bought for 720k THB, one piece and had cut into 6.   Sold 6 lots for 3M THB (not including price for house).  During a buyer's market (scamdemic).  Probably closer to 1M each now 🙄

 

House really didn't appreciate, but the land it sat it did.  Townhouses & condos, not the best at appreciating ... land, oh yea.

If you're going to the trouble to purchase land and build a home, why depend on questionable agreements, registered or not.

 

You and the other party drive some stakes right where you want the new boundaries to be.   Head down to your land office and schedule a survey, which should cost around 7,000 baht.  Surveyors will come out in 4 weeks or so, plot with GPS, and put in prepared pins.  They will be able to tell you the exact wa'age on the spot from their GPS unit.

 

If you're exchanging land, you'll have to cut sections off of each chanote, and probably wind up with two chanotes each.  The transfer fee should be minimal, based on whatever the appraised value is, likely 880 baht/talang wa for rice field.

 

Minor expense to avoid future headaches with whoever purchases the other land from your neighbor.

Yes, best to get the land documents to show the new arrangement.  Without that it could be a large problem.

Great info,thanks. Yes the idea is to cut sections of the chanotes(its rice field). Do you have any idea the cost of splitting chanotes into smaller lots?

We went through similar, when we purchased about a rai a couple months ago.  Seller was breaking up a large chanote into smaller plots, a survey was done and found the new chanotes did not exactly match the advertised area, and the intended construction where we wanted to place it would be too close to the boundary line.

 

Seller agreed to cut off a small section from his land, resulting in three chanotes in total.  We will get the original chanote and a new second one for the smaller transferred area, the seller will have a new chanote for his slightly smaller property.

 

We agreed to pay for the survey, the seller sold us the rice field land at the current government appraised rice field land price, paying for the wa'age of the new section minus the missing wa's from the first.

 

Our cost was survey ~7,000 baht, some wa's at 880/wa, and transfer tax.

Related question...  Are there any weird formalities required to convert rice field to non-agricultural usage?  (Or any agricultural land for that matter)

None that I am aware of, but you should ask your land office.

Could be different regulations/special circumstances in your district.

Q: Will have land office to come out and survey 1 lot, we have another lot aprrox 100 m from this one which i would like them to survey(gps) 2 side only,like 50 m..do you pay them per time/day or per Rai they survey? Could they include the 2 nd lot in the survey price or we need to make another appointment for that one?

At our office, it's pay per survey.  Same price for 100 wa with 3 pins or 3 rai with 16 pins.

 

Your office may have other options.
