Hua Hin Land Department Dealing With Property Boom

Khun Manit Sapan, land department officer said to Hua Hin Today newspaper that they are fully prepared for servicing while property business in HuaHin is growing.

Each day the land department deals with 80-100 land transactions, it includes selling and buying all kind of immovable properties. The number of transactions seems to increase when investors from abroad buy up land and plan huge investment in property. The investment drives up the demand for land and its price in Hua Hin city and neighboring areas.

The procedure of transaction and juristic purpose at the land department are complicated and takes time. People should bring all related documents to the office for fast service and they should join the queue.

Hua Hin land department is also facing people who are occupying state-owned land and they cannot apply for any document. If so, land department will work closely with the municipality to get precise details of land plot.

Confusing statements!. PAra 1 refers to 'investors from abroad buying up land'. Presumably this means non-Thais setting up a Thai predominant company to buy?

Para 2 is a self indictment of the efficiency of the Land Office. The procedures for land transactions are well known, computerised nationally, and are the 'bread and butter' trade of the Land Office. I do not consider them 'complicated' but they are certainly made unecessarily bureaucratic by individuals looking for a 'greaser' to speed the transaction.

As to Para 3 - This refers to 'squatters' who are generally tolerated on Government owned land. The Land Office should not have to work closely with the Municipality to obtain precise details. the Municipality should surely have the detail on record and would share them if justified.

I'm not surprised that there were no previous comments to this post. Most people reading it would shake their heads and go to the next topic!
