Crimes range from "counterfeit goods " not new ' land encroachment " not new " assault " not new " fake passports " not new

" ATM fraud " not new " dangerous driving " not new, so just a normal snapshot of Phuket news, what's new???     :coffee1:

Of the deaths, suicide, road, unexplained, again same old same old what IS your point just another day in paradise no??

Can you show me where I have ever said, "new crimes" are coming to Phuket?

All I have said is I have noticed a rise in crimes reported in the media, and I predict the crime rate to rise here in the future.

The day may come when consistently the majority of threads posted on the Phuket New Forum is only about crimes.  Hardly "paradise."

NKM here is a less obvious bellwether.

I also expect a financial collapse in Phuket.

But as I am a contrarian investor, I have over the last year or so started looking at Phuket property.

I have no intention of buying now but am doing some research in case future opportunities arise.

I only review Thai language sites, not interested in DDproperty, Bahtsold and the like.  Any property on Phuket that is already in the hands of a foreigner is usually significantly overpriced.

On Kaidee over the last few months I have noticed dozens of smaller land plots coming for sale on Phuket.

These are not million dollar blocks but the smaller blocks that a middle class Thai family might own.

In my 8 years in Phuket, I saw only a very small quantity of such listings.  Right now there is a flood of them.

The new land tax kicks off this year, that coupled with debt saturation and rising unemployment has to result in some sort of correction one would think.

Property and employment are closely related when you are looking at recession.

In general, if someone can not secure employment, they vacate or sell their property, and move to where they can get a job. Certainly, the ability of an individual to service a home loan revolves around employment.

I have no doubt the amount of properties for sale and rent here will continue to increase, significantly.

The question is, who is going to buy / rent here in the future?

The Chinese will not be taking a Thai bride, sending money to Issan every month, and buying bars/salons/cafes/restaurants etc in the same way westerners did in the past.  Likewise with the Indians and Russians.

So, you have all this housing, and they are still building more, and a shrinking expat market, due to old age and / or lack of financial capacity to retire here, or remain here, and then you have Phuket's many "issues" which no longer make this place a desirable retirement destination.

So, BD, I have a question for you.  What's the point of being able to buy a cheap property here, if you, and others, no longer want to live here?  Why bother?

I don't see property here as an investment.  I see it as a liability.

The posts running a story at the moment, "Minor lavishes billions of baht on Phuket projects".

They forecast something a bit different for Phuket's future , but hey, what would the chairman and group chief executive of Minor International Plc know...

MINT currently has a P/E of 33, and the share price is down 25% YOY.  It is rated as a sell by my broker.  But one might expect that Mr Heinecke is well abreast of any potential casino developments.

It's all about the price for me.

All investments carry risk.

I have no aversion to buying property in Phuket...at the right price.

Just like I had no aversion to buying houses in Tennessee when entire streets were filled with foreclosure signs.  I made a good deal on those.

No, that is all you have said. You have also said those are statistics " Of course, such statistics could just be a coincidence.  Right??? ".

You have been saying for years and years crime is on the rise and will continue to rise, so it must be out of this world by now. Guess what, it is not, and I very much doubt crime rate is on the rise, no matter your opinion disguised as facts.

Oh.  And perhaps it is also worth mentioning that a young work colleague of my old girlfriend just bought a three bedroom two bathroom house with full chanote in Nai Harn for 1.1 million.  Foreigner is renting the place next door for 15K per month.

Do you know of another 10 at that price, i would love to buy them and pay you a commission

You cannot even buy a one bedroom house in Rawai for that sort of money

That's what the ex-girlfriend told him. That doesn't mean it's the truth. Frankly, I don't believe her.

Well known that people inflate the price they say they sold for, so, the reverse is probably true, too.

All about "face", you see?

To btb's , sorry, bulldozer's credit, there are some  old shophouses that are called "condos" in Rawai that do go for a mil, but they are definitely not my cup of tea nor would I consider them anything but mooban type shophouses.

Sorry, disagree.

BTB was positive, in bulldozer's posts is nothing positive at all. Plus I think he used to live in or close to Phuket Town.

Another ill informed post.  I recently posted that I underwent a procedure at the International hospital  and the cost was exactly half of what I paid for exactly the same procedure three years ago at Bangkok hospital.

Thailand, including Phuket, has close to full employment, an unemployment rate of around 1%.

Can you quote a news story that talks about an unemployment problem, or a recession, or a down turn in the economy etc.

Besides your opinion,  where are the figures that show expats are in decline ?

Random article from Google.

https://www.bloomberg.com/news/articles/2015-02-02/thailand-s-unemployment-rate-is-a-ridiculously-low-0-6-here-s-why

From the article: "If, for instance, you lose your job as a bank teller and return home and lend a hand at your dad's farm for at least one hour a week, you are considered as employed."

Nice way to "bend" the figures.  Don't you think?  :cheesy:

In relation to declining expat numbers.  I know about seven who have left and many of my friends know some who have left as well.

I also know a few rig pigs that can not come here anymore due to visa restrictions.   They were month on / month off workers.  Not sure if you would classify them as expats, but either way, they, and their money, is no longer floating around the Phuket economy.

Can I provide a link, no.  I would suggest it's difficult to find accurate figures because if a foreigner enters Thailand at Bangkok Airport, his domestic flight could be to anywhere within Thailand.  I would suggest that more accurate figures could be found in the "aliens register."

Perhaps members might care to post how many expats they know who have moved on from Phuket, for whatever reasons.  So, Peterw42, do you know some expats who have left Phuket?

With the majority of tourists to Phuket now being Chinese, followed by Indians and Russians, I don't think people from these countries will end up living / working on Phuket like westerners have done in the past.

Here is a random article that touches on the topic.

https://asiancorrespondent.com/2016/03/expats-thailand/#6CmomyfyEPtbixez.97

From the article: "Just how many expatriates are actually living in Thailand is really an unknown. Various databases exist, but unable to provide any definitive answers to this question."

As you work in the dive industry, you should know there has been a sharp increase of the heinous crime of "fish feeding" on Phuket in 2017.   :cheesy:

Like I have said, I have noticed an increase in "crimes reported in the media."  Something of concern is the violence attached to these crimes, which, in my opinion, has increased.

Scroll down the first couple of pages in the Phuket News Forum.  You will see the various threads are mostly crime and death related.   I don't remember it being that bad in the past.

So, has crime increased, or has the reporting of crime in the media increased?  Crime has always been reported on here, so I doubt the media has suddenly decided to focus on reporting crime on Phuket.  Either way, I reading about more crimes being committed here, and those crimes have occurred here.

And of course there may be some merit in also arguing that if crime is trending up, the authorities will do everything to ensure that the reporting of it is trending down...

Neither, the same as it has always been.

But I'm out of this 'discussion' with you. You posted a doom and gloom opinion disguised as facts, that has been pointed out.

I think the problem here is that NKM lives in the real world while others are still living in fantasy land. Too many magic mushrooms?

I am getting so tired of the insults when you have a difference of opinion with somebody.

Why would I not be living in the real world? Why would I have had too many magic mushrooms?

No need to answer BTW.

On the contrary, the 10-12 people I know in Phuket are quiet happy and are not leaving, I also know of 6 new arrivals and another 3-4 with plans to move there in the future.

How many expats do you know who live in large housing estates?

And I apologise for the magic mushroom remark.

NKM however, has been proved time and time again to be correct in his posts despite a few FMs who would try to rubbish him. He really does have a grip on reality in Phuket today.

I am not able to recall any time when NKM was proved correct but I can recall many times when

he has been incorrect. NKM has about as much a grip on reality as you seem to have, living no where

near Phuket.

I was probably visiting Phuket for long periods before you even knew it existed. You do not have to be a resident to comment on the island.

How long have you been living in Phuket?
