+ no rude holes behind a desk screaming

"you come too often!!!!"

"what you do here?"

"you want that sweet 345 THB for 10 hours of work job, riiight?"

Instead you can stay 3 years on tourist visa without even leaving the country

There is no proof its 40 % down. Please show a link thats not an "opinion" or "Anecdotal"

Nope of course you cant so you are clueless if you fall for every opinion post, and you think that makes sense?

Good luck with that. He never backs up anything. The other day he said, "...in the last 5 years the resale units here have have lost 30% of their value". End quote.  No link, of course.  There's no doubt whatsoever that you can pick and choose and find condos that have lost value but certainly not all have lost 30% of their value these past 5 years.  I have sold at least 6 condos the past 5 years in Pattaya, all at a profit, including one this year, so none of mine lost 30%.  Guess he forgot to include me when he was doing his survey in his head.

Ok u claim to be in Pats. So Go to ask  to a random condo developer ,bar girl,  a real estate agent, an restaurant owner, shop owner, taxi driver, beach chair rental guy ect ask them how their business has been.

btw don’t need to tell me the outcome because I already know their answers!

And, you'll get random answers that apply to them, personally, but might not be applicable to Pattaya as a whole.  And, it works both ways.  If I'm your random pick to comment on being able to sell a condo at a profit, I'll say things are more challenging now than they were 9 years ago but I am still doing ok.  That's my random answer--valid for ME.  But,  you don't want to take a negative or a positive answer and decide it applies to all of Pattaya.

Come back ??

To come back they [expats] would have to leave first,

and I see no reason why this should happen...??

Many have already left and not just from Pattaya up here in Khonkaen I know a lot who have left in the past year. //

How much is "many"? 10? 20?

How many expats in Thailand? More than 100'000 :whistling:

Yes maybe a very few one have left,

but there are also new ones arriving

On my condo floor an Australian recently bought to retire next year.

lowest unemployment and usage of automation the most of the world.

Unlike Thailand where 4-5 employee's do the job that one westerner would do.

what they don't tell us about that 98% employment rate is that only ~33% have what would traditionally be called a 'job' in the western world and pay taxes.. the other ~65% are in the grey economy or aren't looking for a job. that includes taxi drivers, noodle sellers, market sellers, sex workers, meth dealers(!), etc

Nice to see Indians coming in large groups of men to see the local culture and temples in Pattaya. This is what the country needs.

Strolling around Soi Bukaw with dead bars and uncountable shophouses with for sale for rent signs and empty lsongteaws cruising  the town says enough!

A guy I know just sold his hotel in Pattaya to an Indian investing company. He was fully booked since September having 8 rooms @ 800 THB/night. Every week he had to close one of the rooms for a day to get them having new paint. He rented them to Indians. 1 double or 2 single beds is good for at least 4 Indians in the room. No smoking in his hotel, Indians never cared about that, they were smoking everywhere. International breakfast @ 100 THB/person, well he fired his kitchen staff already in October. Indians never had any breakfast in his hotel. They had breakfast at the 7/11 that was 20 meters down the road. Taking all the $#!t to their rooms. The minibars were taken out of the rooms already in September. Towels vanished more than they were having guests. Indians spending 10,000 THB a day? Only in groups of 20 or more. According to the guy, the best Indian is a dead one. No he is not Thai but German !!!

Sounds familiar to me. We used to say, shake hands with an Indian and then count to see if you still have all your fingers. They would buy a car from us, then come the day of delivery refuse to take it unless we gave more discount.

If the Thais are counting on the Indians to save their tourism industry they are in for a rude shock. (That will teach them for not taking care of Western tourists and residents before)
