Yes - this article created a lot of buzz over night. I tried HA a few years ago - but settled with homekit and homebridge, (being an apple consumer) it does everything I want - I do think HA is amazing, all the things you can do but I just feel you could get lost as you push further and further down the rabbit hole with all the scripting and automations.

I am in the same place as you, we will start to build in the next year, but I already have everything sorted - I haven’t touched a light switch in years, mostly down to automations and motion sensors.

Good luck whatever you do, I think home automation is pretty cool, the hardest thing is convincing the wife.

Take a look at Hubitat. Its very flexible. No subscrition and it runs everything local which is great in thailand. It also has a huge helpfull active community and development team. My house is totally automated based on this.

I've been using Home Assistant on a Raspberry Pi for over a year.  I've tied in my LAN, TV, aircons, AC outlets, solar power meters and LED lights (flashed with the Tasmota firmware).  I have scripts for different scenes, triggers when I leave and arrive based on my phone leaving or joining the Wifi network, and a voice control system (for $5/month).  You have to commit to a deep-dive in the underlying tech, but the power is there to provide a ton of functionality.  If you're not afraid of super tech, it's a fun thing to invest a lot of time in.

I have made several YouTube videos on it.  Due to TV policy, please PM me and I'll send you the links.
