Dont confuse me
Whatever way you turn it no matter what your investment after 10 years you could be stuck with a property that you can't live in .....as for government bonds lmfao I wouldn't trust any Thai government to date with my hard earned cash. But probably an ideal opportunity for the boiler room boys to return in force.

Popular Post Velleman
The junta is getting really desperate. SOM NAM NA prayuth and cronies! I and my wife (then girlfriend) moved to Europe a few years ago. Fed up with the ridiculous immigration policies constantly worried if i could stay or not, the inability to start a limited company without a Thai the majority of shares, unable to buy land on my name, growing pollution causing respiratory problems, incompetent doctors. And then things that did not immediately affect me but in my daily life but really went against my morals like deep ingrained corruption in all levels of the government, diminished freedom of speech, no justice (see protesters) and ridiculous prison sentences, the way prisoners are being treated, ass-kissing China etc. etc. etc. We are so much more happy in Europe, wish we left Thailand sooner. Stability, no worries about the quality of health care or hospitals trying to squeeze my wallet, excellent education for the offspring, no corruption, the list is endless. I have to pay more tax sure, but i now gladly pay my share for security. We now see Thailand as a holiday-only country. People who find the arguments above to be important and are financially well-off are NOT going to move to Thailand. Even digital nomads sometime in their lives would like to create a sense of stability and security. The digital nomads that stay in Thailand are usually the bottom feeders, the ones which are not successful or just starting out. They choose Thailand because it's relatively cheap compared to Europe. 4

Popular Post khunPer
People in the financial level, as TAT suggests, will has multiple options around the Globe to chose from, and Thailand might not be on top of their list, and should they wish Thailand then the Elite Card could be the option for many. The only difference is "owning land", where you right now need to invest 40 million baht to be eligible to own 1 rai of land. However, by letting digital nomads generally in, without too heavy demands, will cause local turnover, and that might be worth more, and more needed, than a few of the rich people decides to stay in Thailand...???? Many of the retirees that are already here spend a million baht, or more, some even much more, every year; be careful not to loose them...????

At a new condo project I bought at off-plan in Bangkok a few years ago, there was a completely separate sales staff that spoke Chinese to deal with the Chinese buyers--and brochures available just in Chinese. Same here in Australia. I own & live a condo in a large multi building complex that's fairly new here in Australia on the Gold Coast. I'd estimate 30% of the owners are Chinese. Much of the signage here is dual language (Chinese & English) and the complex managers assistant is Chinese. Australia has a new builds only law AFAIK ? (ie foreigners can only buy new builds) On the whole I have to stay I like having them here, as they are quiet and polite. We seem to have a wide ethnic mix: Europeans, Russians, Chinese etc ????

Popular Post WineOh
I feel that we foreigners must share a bit of the burden here regarding the thais warped perception of their own superiority as a country. I myself have been guilty in the past of flattering the locals. When i first arrived here I was completely in awe of the place, I told everyone how much I loved their country, their food, the people, the weather, the beaches etc. over the years it seems that Thais have started to believe their own hype. They have completely bought into what farangs have been telling them for 50 years. now it seems they think they are above everyone else, are conceited to the hilt and think that everyone is just desperate to get back here as soon as possible. years and years of flattery has turned Thailand into a snobby, entitled monster that shows no signs of letting up. As all of us were once tourists and have probably partaken in our own fair share of flattery over the years, I feel we must all shoulder a bit of the responsibility in what we have now ultimately helped to create. Popular Post Genix
Maybe encourage investments & allow foreigners to easily register for a Thai LLC without 49% ownership limit so they can start a business here, pay tax & hire employees which will boost the economy and reduce unemployment, especially now. I want to start a company here which would instantly employ 6-8 people but it's risky (49% ownership) and too complicated (Yes I know about FBL) Make it easy with people making $80k+/year & no criminal background to live here without crazy requirements (+ you'd get more nomads paying tax). SIMPLIY things. Make over $X a year? No criminal background? Welcome. Not "your company must be in stocks and make over 50 billion" like what? why? how did a person come up with this specific thing? Even if you take LSD & Shrooms together I don't think you'd be able to come up with something very specific like this. 2

The vaccination registration programme doesn't even officially start until tomorrow (7th June). That's when foreigners can officially register nationwide. There has been some pre-vaccination in key areas. I can't see why people are complaining. It's happening. As of today, only 1.6% of the population have been fully vaccinated. Patience please. I arrived here 10 years ago. It was a lovable country, I was happy here. Friends, falangs, Thais. Than I had to realize that my falang friends leave the country. They went to China, Malaysia, Vietnam even Myanmar to find better future. They complained about Thailand and most of them will not come back. In the meantime Thais increasingly believed that Thailand is the best country and it is getting better. I think it is high time to the people and the governments to see the realities and validate their country. Not only Thailand. After Covid we will have a new world everything will change. To go up to the surface Thailand needs teachers, experts, skilled workers. Without falangs it will be impossible. Thailand offers last century conditions to the people living here.

ExpatOne
Degree required...what a dated requirement. It shows how backwards these policy makers are. I’m not foolish enough to put $500k into Thai government bonds but I’m the highest earner out of my international friend group of very successful people. However, I never went to college. Looks like I’ll be sticking to Elite after my current visa expires in 16 years. Edited June 5, 2021 by ExpatOne

Have to show $80,000 in pension income over the last two years or $40,000 per year and have $100,000 in health insurance. Providing they can show all the required evidence of their long standing pensions they will get ten year visas, can work 20 hours a week with no work permit, pay 17% tax only on local earnings and buy property and land. I already meet the age and pension requirements why would I buy government bonds or even real estate? 250,000 USD could buy a nice house in of the major cities in Texas. The income pension alone at the $40,000 could bring in decent number of foreign retirees. Also, what where a 50+ foreign retiree work in LOS? This plan needs some rework. Theres one you forgot.... that they are not saying they will tax overseas income. It's actually not a bad deal, they seem to be copying some of the European countries. Actually bettering Europe for some retirees. i.e property at 250k, achievable minimum income target, only taxed on local income, can work (restricted), supposedly no tax on foreign income (i.e tax free for private pension), 10 years visa. If this had come any time in the last 10 years I would have gobbled it up. BUT we just know it's going to be overly buerocratic and NOT risk free and TBH Thailand has gone down the hill in a lot of ways in the last 10 years - its a bit of an eyesore in general. Its not for me I am afraid, I will continue to split my time between my home in the UK and here, here just for extended holidays when the weather is good and I don't sweat into my cup of tea.
