Popular Post snoop1130
The Ashton Asoke condominium project, worth 6 billion baht (US$168 million), in Bangkok’s Watthana district is facing a potential demolition if a legal solution isn’t reached within the next three months, a court official has stated. The dispute stems from a Supreme Administrative Court ruling last July that cancelled the building permit for the property due to the inadequate width of the main entrance. The construction permit for the fully completed condominium project was deemed illegally issued, rendering it invalid. The main entrance of the condominium, which opens onto Asoke Road, partially belongs to the Mass Rapid Transit Authority (MRTA). This land was taken over by the MRTA to build an entrance to an underground railway station, situated at the threshold of the project. Prawit Boonthiem, who presides over the tort and other liabilities section of the Supreme Administrative Court, indicated yesterday that the Bangkok Metropolitan Administration (BMA), Ananda MF Asia Asoke Co, and the MRTA have a three-month deadline to resolve the matter in accordance with the Building Control Act. If the involved agencies do not meet the deadline, the BMA must implement the act, which mandates the building’s demolition. The stipulated timeframe for the demolition is 90 days, according to Prawit. Wisanu Subsompon, Deputy Governor of Bangkok, is confident that a resolution can be achieved within the given three months. The developer has been advised to reapply for a construction permit without the prerequisite of tearing down the existing building, reported Bangkok Post. In addition, a committee has been established by the Transport Ministry to set guidelines that will assist the MRTA in addressing the land expropriation issue, Wisanu added. In related news, the fate of Ashton Asoke condominium was uncertain as the Bangkok Metropolitan Administration interpreted key sections of the Buildings Control Act. Despite efforts to rectify violations, the Supreme Administrative Court’s decision ultimately led to its demolition. Screw Tham make them pay to knock not down. Its NO use getting the Developers to pay, ............. They'll just add it on to the price that the poor Suckers who are going to buy the Condos, will pay ! Just leave them for a while until they get deteriorated, THEN tell them to pay a monthly "Eye-sore-fee" until they knock them down ! Note to developers : Don't start to build until you have ALL the documentation in place in Black and White !

Srikcir
For other coverage see "The latest on the Ashton Asoke Condo saga" https://investbangkokproperty.com "... the development does NOT need to be demolished due to the revocation of the construction permit. ... the company must identify a parcel of land with a minimum width of 12 meters, dedicated to providing access to Asoke Road." It appears that money is no object to acquire such access given that 87% or 668 of its units have already transferred to property owners.
JackGats
There is a shortage of noise and dust in that area. Demolishing such a building (and rebuilding one like it) would alleviate said shortage in the short term.

xtrnuno41
It seems to happen more in BK. The Aetas Bangkok Hotel on Soi Ruam Rudi is facing demolition after the Supreme Administrative Court ruled it did not comply with the construction rule. https://www.bangkokpost.com/thailand/general/446720/hotel-on-ruam-rudi-to-be-demolished. Already down or? And very long time ago, a just new build building then, had to be put down, as they used foreign consultants. Never heard of it again what happened. And they let a mall (new world mall) for decades to rot?! Great ! Incredible rich people just like to bend rules and loose billions of baht, but if you would ask them for a satang, they would spit on you. I wonder how many more buildings arent "due to regulations".
