No expert in these matters....but I hear there are some people/companies that specialise in selling properties......be a good idea to have a look on their websites and maybe send them an enquiry.

The landlord determines the rent and he pays the agent for his efforts in finding a tenant, not the tenant. If you want to deal direct with the landlords that can quickly turn into a nightmare.

Rooms in older buildings aren't always advertised by agents. Best option is to find a suitable area, locate an interesting building, go into the ground floor lobby and check the bulletin board for sales ads. 70 meter apartments won't be as common. Look for an older building with 2 or 3 rooms on one floor. Add interior doorways. Many rooms in some of those buildings are owned by a few families, with some landlords managing 20-30 rooms.

Most of the large buildings right on the main beach between the malls and cicada market are "older", and I'm sure most or all of those have larger rooms than a typical new tiny condo.

December 6, 20241 yr Over a decade ago, a Brit friend pointed me to a four condo building group which had gone belly up in the 1997 meltdown. There were many condos standing empty held by original owners. I was able to but three units, renovate with internal passages and furnish for about 1 million baht. This gave me a living room/dining area with sliding glass door to the kitchen (had been bathroom), bedroom with sliding glass door to laundry and bathroom, and the third unit was my office with sliding glass door to a work area and bathroom. About 100 sq. meters. Sold after heart attack as reality, at the time would mean my American Sons upon my demise coming over and dealing with disposing. Felt it best to rent avoiding death issues. Now married to a Thai with Thai Stepdaughter. Buying house which will stay with Wife.

I agree, Condo 88 Hua Hin was a great place to live when it was new, and also cheap rent. Management was good, and enough available appartments to move if your neighbours was a pain in the place sun never shines. Solved a few by myself just knocking on their door and polite asking them to make any disturbance between 11-06, and also not listening to fox news at the balcony 6 in the morning, and rather put some headphones on. Not to forget high heels stamping on the floor above you all night long when wife running for picking snother beer from the fridge to give her lazy husband 😁 Anyway, older buildings tends to be better constructed, better room solutions, kitchen and balconies.
December 6, 20241 yr Get on a high enough floor (15+) at Jamjuree (the two curved high rises down by Kao Takiab) and not only will you have a well constructed building (my opinion when I toured it) but you’ll have an unblockable view as it is my understanding that new builds can’t go over 8 stories anymore in that area.
December 7, 20241 yr hidden costs of older building... mine suddenly came up , for MONTHS, to double the common fee, so called agreed by co-owners with juristic office... would not surprise me they got a cut... TITS

You have great confidence in the fire department. Assuming the FD arrives within 20 minutes, and assuming they can get their ladders extend to the 4th or 5th floor, and assuming they can hook up some water and find a way to boost the water pressure to get the water past the 5th floor, have you ever checked out the emergency exits in the building? You know, stuff like a secure fire escape stairway, emergency lighting that works. I have zero confidence in most of the high rise building safety characteristics. I won't stay higher than the 5th floor if I can help it. Sometimes there are power outages in Hua Hin. I cna easily handle a 5 storey climb a couple times a day. I can't do 15 flights with groceries. I learnt the hard way in patong.

December 13, 20241 yr I'm not sure exactly what you are talking about when you say older buildings. I have a friend who lives in a so called "older building" and it tends to be a galvanized pipe nightmare. If not the pipes in his room, it would be the pipes in an adjoining room affecting him. Drainpipes linked in such a way that if causes overflows when there is a blockage that's outside of his room. Electrical grounding? Good luck with that. Thats not to say that "New buildings" are not without problems. You just need to know what to look for and ask the right questions when buying/renting whether it's old or new.
