The first place to look would be staff acting for ST let owners. You wouldn't believe what condo management staff get up to (or maybe you would).

Doesn’t surprise me in the least 😄

 

I don’t want to make waves as the developer was super cool with me and let me stay in an empty unit for free for 4 months while I renovated my place.

I had a neighbor who for a while was ST letting to people who slammed the door, but they were so good about fixing a problem previously that impacted me, I felt I couldn't grass them up.

I’m thinking of offering to sell my unit back to the developer as it’s the most desirable line in the building (with none left for sale) and they are actually renting for ฿100,000/month on Airbnb (with a 4.9 rating, 39 reviews) on much lower floors (I’m 150 meters above the street) and not fully renovated to the same standard as mine.  I can only imagine what the developer is asking….or maybe it’s the developers units that I’m seeing on Airbnb.

 

Regardless….it’ll be a great selling point when I point out what the units can rent for.  So maybe, in my particular situation, the AirBnB fiasco will work to my advantage.

Mine as well in Chiang Mai, no ABNB, no pets, no feeding dogs on condo grounds, no entrance without key card, any car or motorbike parked longer than 6 hrs without sticker is clamped, 200bt release fee and its enforced. Manager doesn't piss about, great guy.

My condo’s quieter than usual, as there’s a ban on non urgent maintenance during high season, so no drilling noise. There’s no obvious attempt to ban short term rentals in my building, not even any key card needed for entrance or lifts, but any short termers on my floor aren’t noisy. The place is far, far less noisy than my flat in Australia. Not as many young Russian ladies at the pool as last year, more’s the pity.
