I call it BS, you never will be cut off until you would already have gotten a second bill. That's way over a month nearing 1.5-2 months. Maybe some small provinces are more strict than others with that but I never seen that in larger cities / provinces.

Timescale:

Bill received 24th Feb from meter reading on 16th.

Saturday 2nd March I travelled home.

DD normally comes off around 10th - 11th but failed.

Letter raised 12th March demanding payment by 21st.  This was still in the condo office but I wasn't there to get it anyway.

I returned on 27th March, arriving 28th, to find no electricity.

Neighbour threw me an extension lead to give me some power while I dealt with it.

 

My flight had been scheduled to land at BKK at 09:15 so maybe out the airport and in the taxi by 10:00 and home by 11:30.  Power restored probably about 14:00.

 

I could show you all the travel tickets, bills, bank statements, final demand etc but as you think it's all BS I don't suppose it's worth it.  This was all in Pattaya so not a "small province".

 

I don't know if you're posting from experience or from your barstool knowledge, but that's what happened, without any of your alleged BS.

I think thats perfectly reasonable - If I were renting, I would not have any objections to that other than...

..  6 months rent in advance...      There are too many cheating landlords who'd keep it.

So... If there were an 'escrow' system, where the money could be help in lieu of damages then that would be fine...  But otherwise there are too many horror stories of bad landlords holding the deposit for nothing.

Agreed. Also, what has it got to do with the police? No crime has been comitted as it's a civil matter covered by the rental agreement and deposit (what are deposits for?). She should have evicted them once rent fell into arrears. In the UK, police would laugh at a landlord in a case such as this - civil matter.

The damage is clearly deliberate - its criminal damage under the Thai Criminal Code, Section 358,

My father owned rental properties. We would spend every weekend renovating a vacant unit. That particular unit in Patayya would be considered an easy job. At least the trash had been collected. A window screen can be fixed in half an hour & a new door hung in half an hour as well. We would have been happy to have a project that could be done in a day or two.

I had to pay maintenance for my daughter until she "ceased full time education", the legal age of which was 16 at the time. My daughter decided to stay on at school for her 'A' Levels, and then carry on to University, and I had to carry on paying maintenance until she got her Degree at the age of 21. Although I was quite willing to suport my child, when I queried why I should have to carry on paying beyond the age of 16, I was told by my solicitor that carrying on beyond the age of 16 and then going to University is classed as "Additional Education, but it's a "GREY AREA"!!! (Even she didn't understand the rules, so Magistrates have interpret the rules as they see fit - a bit like Immigration in Thailand!

Very unusual for a "pot head" to trash the place they are living - or anywhere else for that matter! Possibly/probably other drugs being used e.g. alcohol, yabba etc?

Does Thailand not have a Tenant Black List web site like many countries have?  It's a forum idea for potential landlords to check to see if a prospective tenant has been the focus of bad attention.

If not, it would be a damn fine idea to get one going!

It can pay for itself by charging a registration or search fee.

Even if the landlord is the owner of the building or apartment, entering a tenant’s room without the tenant’s permission may constitute trespass or a violation of the tenant’s privacy rights under Thai law.

Explanation:
Once a rental agreement is established (whether written or verbal), the tenant is granted legal possession of the rented space,imilar to ownership rights. Therefore:

  • The rented room is considered the tenant’s private domain.

  • The landlord cannot enter at will, even if they hold a key. Entry without permission is not allowed unless there is an emergency—such as a fire or severe flooding.

Relevant laws:

  • Thai Criminal Code Sections 362–366: Pertaining to trespassing offenses.

  • Thai Civil and Commercial Code Section 544: Pertaining to the tenant’s right to possess the leased property.

Exceptions:
In emergencies—such as an unusual odor, fire, or severe water leakage—the landlord may enter the room if there is a valid reason. It is advised that they have a witness or make a record of the entry to demonstrate good faith.

I've heard the stories out of America where they had to strip the plaster-board back to the 2x4s to get the smell of animal urine and drugs out of the house.

Some houses used as Meth Labs had to be demolished.

six months advance rent payment........of course the landlord would keep it.......its not a deposit is it......its rent.

Very true. This one is concrete though.

One of the reasons I don't have rental properties in Thailand.

When I rented many years ago I actually left the house in better shape than when I left, still didn't get my damage deposit back. So it goes both ways, I won't--and don't need, to rent again, and I won't rent out any properties, simple really. I've seen too many owners in this same situation, all the profits they made over x number of months/years has to be put back into the property fixing up the damage. Another problem is, it's hard to get justice either way, whether you're the owner or the renter, most times the police won't do anything unless you're rich, powerful, or both in which case they will have their hand out waiting for that brown envelope to come their way. TIT
