I find that all the Listing sites are the same,  and rarely take down listings after they are rented. Fill out online form which goes nowhere and gets no replies. 

Facebook has a lot of listings but pretty much hit or miss, and no structure, no way to really search current listings

 

What is the preferred Apartment-hunting site in Pattaya?   I find this one has many listings, impossible to reach anyone though!

The only solution I have found it joining facebook groups/marketplace. They have to recently list it for it to appear on top. Many listings there.

An alternative is to actually walk into the condo buildings you find match some requirements such as location etc. 

Chat with condo managers in office. 

My partner has several condos and they weren't rented through agents but rather the office managers. 

BTW: Same advice for purchase of condos. Even moreso. 

 

Also, there's a guy in Pattaya with a Youtube channel called "Pattaya Reds".

He has been going around Pattaya to different buildings and filming apartments / condos. 

 

There is a map with the location. Probably best to go in person to speak to the building manager. 

 

 

Just walk right up to it and ask them.  Either the security guard or the sales office.

 

Online is outdated and missing contact info.

Everything good I ever found in Thailand was from searching and asking them face to face.

Try FB rental groups. There are several

It makes Nirun look like the Hilton.  Rent something farther out and get a motorbike. Cook your own food and you can live on 30k if you want or need to.  

 

I've sent messages to two agents in the last week with zero replies. Walking into the office has yielded the best results.

apartments is the term for rooms in guesthouse type places, usually low rise, a few floors maybe 50 rooms, usually studio type. Many in Pattaya off 3rd road but i see them when out cycling, thai style accomodation, i stayed in one for a few years off 3rd road, was nice enough, good location, small deposit, circ 2k-8k a month

Also, a lot of buildings have bulletin boards in the lobby. People put up ads for units available for sale and rent.

I have a farang friend that will have a condo for lease circa December if you are interested.  After the current resident departs, all will be cleaned and refreshed for another renter.

How much are those ones near the Threppasit market 

I saw very beautiful ones with TEDDY BEARS all over the condo building and I'm not joking

If you are talking about this condo, i would imagine it's around 10k a month, i haven't seen any apartments near by. You'd need a motorbike

That's Keha Condo, and they range from 5k to 10k depending on condition.

 

I agree the huge websites, with many listings, and many phone numbers are basically useless, hard to get through to, and when you do, the ones you want are "already gone"!

 

FaceBook is the way to go, condo's are listed there daily/hourly by motivated agents who want to find customers.

I don't understand why anyone would choose to live away from the beach, in a beach resort.

Okay I understand a house on the Dark Side, but a dingy apartment with no view?

Why would one stay at the other end of Thep Prasit deliberately? Need access to Sukhumvit?

There are choices close to the beach in that price range.

I don't like the beach 

Now those apartments are close to the night markets , they are walking distance to gyms , they are cheaper and walking to Jomtien complex and supermarkets 

 

If I was living there I would probably pick the ones at the back with the teddy bears all over them

 

It seems no one knows which apartments im talking about so I will go through my photos to see if I have a picture 

On Threppasit road there is a famous Instagram cafe called Coconut cafe 

Around the corner from that is a long Condo building takes up the whole street ...with Teddy bears all over it , gorgeous , beautiful

Loud late night events, hookers, Bars, noise and undesirable people.

If you like that then the beach is for you.

@bkk6060 Your negative thinking may be the death of you. That's not reality, it's just what you have told yourself. I live close to the beach, there are no bars where I live.

The only thing is the advertised prices are higher than should be, but contacting the agents is easy using the site. You can make a more reasonable offer and negotiate from there.

How do you guys go with bond ?

Is it true some are charging 2 months bond ...then one month rent in advance?.

I would probably go with a reputable real estate agent personally
