Phuket's high-end property market is experiencing strong demand, particularly from foreign buyers, long-stay travelers, and remote workers. Despite a slowdown in tourism, the resort-home villa market has shown significant growth, with 2024 sales rising 23% compared to the previous year, indicating confidence and recovery in the sector.

 

Over the years, villa sales in Phuket have consistently increased, doubling in 2022 to over 300 units and quadrupling to 600 units last year from pre-pandemic levels. The market has seen a cumulative sales rate of 75% between 2014 and 2024, with the largest increase in new villa supply expected in 2025. Foreign buyers, leading the demand, came primarily from the UK, Hong Kong, and the US, with 68% purchasing villas for investment purposes.

 

Developers are responding with new high-end projects, such as Garden Atlas Bayview Villa in Makham Bay. Despite a slower June, condo sales rebounded from August, driven by diverse buyers, including expatriates from Hong Kong and Singapore. The demand has led to a planned second phase for the Sudara Residences project, highlighting continuous foreign investment boosted by relaxed regulations and the appeal of tropical living.

 

Foreigners accounted for 60% of condo sales in 2024, with many adopting hybrid investment or holiday-home models. Over the past decade, the island's real estate has reported a 6.4% average annual capital gain, fueled by health tourists, digital nomads, and expatriate professionals. Key developments like Amal Group’s Gardens of Eden reflect the sustained interest, with significant foreign participation from Russian-speaking nationals.

 

Looking ahead, the market is expected to continue thriving, supported by foreign interest, despite broader global economic uncertainties. New projects and expansions are anticipated, particularly in areas like Bang Tao, which have outperformed average growth rates. Developers are optimistic about strong demand and limited supply maintaining the market's momentum, reported Bangkok Post.

With the new visa rules foreigners won't be able to rent out condos to casual tourists, must be Thai owned with rental agreement, f,oreigners must supply tax numbers.

That could well be possible. I left it myself 15 years ago and would not want to live there anymore.

Same thing happening in Pattaya.  Lots of new higher-end home projects.  

Yes, Pattaya has a ton of high rise buildings going up at almost the same time.  I think we all know what is going to happen when these huge projects flood the market all around the same time.  Amazing.

No way I would buy off plot that's for sure.

 

A well maintained, well established condo 5 to 10 years old is the sweet spot.

We are nearly finished with 2025, where is that data?

"AI" says we have about 5 years supply in the pipeline, with more rooms being added.

Yes, the supply will eventually be consumed, but when?  Geopolitical and world monetary conditions need to be factored in.
