1-Year Retirement Extension - Need to Show Tax ID of Landlord?

I have been hearing that Thai Immigration will require applicants for Long Term visas to show the Tax ID of thier landlord if they are renting a property. This is creating a stir in Pattaya in videos like the one linked below as this will potentially catch both Thai and Foreign landlords, the former of which may have Tax IDs but not want to provide them and the latter which may not have Tax IDs and not want to obtain them.

 

As I am coming up to annual extension for my retirement permission to stay, I am starting to prepare the documentation as per my usual list. May I ask if there has been any change to process at Chaeng Wattana Immigration to integrate providing a Tax ID for the landlord? If so, does this need to be added into the rental contract or some other document? Many thanks in advance!

 

 

 

That seems to be one of those "Pattaya things", Jomtien Immigration's special set of rules.

Highly unlikely, but if you want to know for sure, then get it from the horses mouth at the IO.

I did my annual 'extension of stay' at Chaengwattana this morning. This is my 11th 'extension'. I was asked for a copy of my current lease contract. I was prepared for this and provided a full copy of my lease, together with the Thai owners' details. This is the first time I have been asked for this information. Many of you will rent, so make sure to take a copy of your lease with you.

 

I had an online appointment for 10:00. I did the document check at 09:00 and was called to a cubicle at 09:20. I saw a second officer at 10:00 - payment of 1,900 Baht and photo -  and my passport was returned to me at 10:30.

 

The process went smoothly.

 

A word of warning to anyone who has a K Bank account. As many of you know, the branch at Immigration is closed and I did not see an ATM/Update terminal. I was aware of this and updated my passbook at a branch off Charoenkrung Road with an external terminal before my visit.

I also use CW for extensions. 

You provided a Lease. 

You did not mention providing a TM30. 

Suggest a Lease + TM30 would be sufficient. 

I have always provided a TM 30. This was the first time they have asked for a lease.

I have provided lease at CW for 15 years. 

In recent times I have also obtained TM30 from my apartment office.

I always beleived that a rental lease agreement was part of the requirements for non-o extension renewal. Am I wrong?

You are not wrong. 

Depends on immigration office. 

Expats living in Thailand ongoing same address, the io might not be concerned with Lease. 

If you have lease then for sure include it. 

Some rentals after one year move to month to month. 

Immigration should accept alternative such as TM30, TM47 etc

 

In the case of a Thai owner, I think their TIN matches their ID number?

 

(A foreign landlord should probably have a TIN as they are making INCOME?)

 

IME: ext stay/ret at CW, I've provided the lease, copy of Thai landlord's Thai ID, and a copy of the Blue Book.

 

The landlord always signs the ID and Blue Book copies with lines drawn through and adds "for immigration only".

 

Thankfully Immigration isn't asking for "Tax Stamps" (which make the lease legal), yet.

 

(I think I recall one first-hand report where they did ask for a lease with Tax Stamps.)

A significant percentage of landlords never report their rental income.

That is one reason it was nearly impossible to get them to register my small company at the address.

Must one have a 12 month lease? I know I don't have one right now and will not have one when I do my first extension.  I doubt I will have a 12  Month lease for subsequent extensions because I'm pretty sure its very likely I will change places where I stay.  Plus, I prefer to never sign long term leases and even in the usa I always do month to. Month,  although occasionally have done year .long leases as ,long as they have reasonable break clauses.  Old habits from my air force days, where sometimes, just had to. Move.
