Haven't been here in this forum for a long time and noticed that Pheon is banned by thai visa, for giving out information... :o

They happen to be good and honest people and if you need to know anything,

you can PM me and I can give their contact details for the reliable and english speaking lawyer here in Chiang Rai.

If they became board sponsors they could promote their services all they liked. I can see the board not wanting to give them free advertising though.

Hate to join the chorus or cause any bother but I also am need of a good lawyer (hopefully dealing with real estate and who may be able to speak/read English somewhat) - and ask if you would PM me with the name, number, etc.

I have a Thai friend who owns a small parcel east of Mae Chan with his brother. I'm going to help my Thai friend acquire 100% ownership but, because the brother is untrustworthy, only if we have a lawyer handle the matter properly (being a retired real estate lawyer, I know the potential problems). So, would

appreciate a name in Chiangrai.....and you have my appreciation in advance.

Be very carefull with lawyers that are 'specialists' in real estate and mention thereby

a 'good relationship' with police officers.

They are often the most expensive ones and this not only on the short term, but,

and that is the real problem: especially on the long term!

There are several lawyers in Chiang Rai in the category 'very professional thus honest and English speaking'.

Don't consult strangers, consult your friends instead.

You must be able to trust your lawyer!

Why woudl you want to pay a lawyer to do someting which is so simple.

Step by step:

Do you have (at least a copy of) the Chanod? If you do you need to look at the obverse side which will name the current "owner" of the land in question.

If you only have a copy (i.e. not the original) take a copy to tehj local land office and ask them to confirm that the copy you have is the latest version. If not, ask for details of the current "owner". I am stating "owner" in this way as even the banks and finance institutions are required by law to inform the land department of their 'involvement' in the event that some previous owner has used the chanod as security against a loan.

If your land dos not have a chanod (frankly I think you're nuts trying to develop it but that's just a personal observation) then you definitely have problems. Again though, involving a lawyer will not serve much purpose. The Village Head Man (Phu Yai Baan) will probably have more history and details about who has title to the land thna anyone else.

Hi Chaps,

Sorry to drag up this topic again, I know how it riles people, but I've searched through all the previous posts for lawyers and can only find posts by PHEON advertising his own services or recommendations to people somewhere near the the King Mengrai statue or off Phaholyothin Road.

I need advice relating to a land purchase, but I'm in UK at present so would be grateful for contact details (phone/email) of a qualified English speaking lawyer that you can personally recommend.

I am just about to move to Chiang Rai from Australia and need to start up a company. So I have just joined this forum. Was there any answers to the good law firm in Chiang Rai?????
