January 7, 201610 yr OP - then if that expense is only for wages it's obviously a rip-off. I'd say 10k is about the going rate for wages (in Pattaya at least). I know girls working as waitresses and they are on 10k for a 10-12 hour shift. But look into it further. Maybe that expense also covers overheads such as uniforms, equipment, maintenance of cameras, employer social security contributions, health insurance etc. Like many things, the devil is in the detail. You have to thoroughly understand the detail of the financial document you've been provided. Edit: You also have to allow for days off. Eight staff would have a combined total of between 16 and 32 days off per month, requiring extra staff (and expense) to cover them. So while there may be eight staff on duty any one time, the actual payroll headcount may well be higher.

How much are you charged a month for security contribution/maintenance? If you multiply that by the number of occupants, and come near to 280k/pm, then that should be about right.......................... If not, and the management won't tell you, ask the guards how much they get a month.
January 7, 201610 yr The going rate for one guard for one shift from a Thai security company is around 16-17kB/month. So one guard during the day and one at night, 7 days a week, will cost around 32-34kB/month. The guard himself will receive less, of course. From a farang company add about 30-40%.

But if you have 6 guards on duty day and night that makes 14 shifts, or 20kB/month/shift. Are you sure that other staff or other items aren't included in that wage bill? And what happens about holiday and day off cover?

Are they employees of the condo or are they sourced through contract companies ? I suspect they are contractors. The lions share of the 280k is not going to the people on the ground.

Only one way to deal with this. Form a residence committee, hold a meeting and demand your managing agent issues a full break down of accounts.
