 I don't have a property here.  I can see you have a conflict of interest.  Try to be subjective.  Do you really think this crisis will not / should not effect the property market here?   

You could pick from several options and time frames, the wife chose 3 months on a reduced interest rate, with no penalty. 

The banks are being subsidised by the government, its part of the stimulus packages.

Most Thais should be able to hang on to their properties and most expats will have no reason to sell. Sure the property market, new projects etc, will be effected but there isnt a wholesale dumping of property or price drops happening.

You do know there were already hundreds on the market here before the virus.

But what about the rule of having a reserve for the unexpected, an emergency, a black swan? I've been nagging my Thai GF and my business partner (my son) for a couple of years about this very issue, and I have had some, though far from total, success. So what about the levels of Thai household debt? If you neglected to prepare for that perfect storm that someday would come, are you still just a victim?

A lot of the time they don't really have that option.  The provinces and villages of Thailand are not the same as Bangkok and often they don't really have choice in what they do.  Unfortunately many Thais see their children, particularly girls, as being solely there to provide income to them.

Thread's not about the rest of the world, and Pattaya wholly relies on tourism unlike most cities. They could take the opportunity to at least plan and get things in place for it to transform to their family-style destination and be ready for the eventual return of tourists.

Pattaya and several other tourist destinations in Thailand will be devastated; Thailand as a whole will have to re-think its Tourist Economy. 

In addition the measures taken by Western countries to protect the workers who have lost their jobs etc means a recession and higher taxation is on the cards when covid-19 runs down. Many businesses in the west will have gone bust by then and many airlines aren't sure if they will survive either so Thailand/Asia in general is looking at low tourist numbers for some years to come.

Look for CP Casino to be located next door to Central Casino next to ThaiBev Casino. There is FAR too much money to be skimmed to allow foreign firms into the casino business.

After hearing this morning that the Wuhan and other markets are now re opened, and selling the wild animals , bats, pangolins etc for food, I don’t think I want to go anywhere that has millions of Chinese tourists ! This is not a racist post, I have nothing against any nationality but I will not accept this barbaric behavior.

The people who make their living in Pattaya don’t agree with you, and most of them will be forced to take less desirable jobs for lower pay if this mess keeps up. There could never be enough hotels, resorts, golf courses, shopping malls, or restaurants to employ all of the people who are losing their jobs in the nightlife industry right now, and even if there could, these people would never be able to make the same kind of money working in those kinds of places. That is why they CHOOSE to work in the bars.

Totally agree, my lady friend has to close her business which she only started

a year ago (hairdressing salon) her daughter and husband lost their job at the

Hilton and still have to pay a mortgage on the house not every body works in

the sex industry, think about them.

Maybe it's time for them to focus on what real tourists want and not the old sex brigade of beer & fun.
Time to re-model Pattaya for when this is all over or just bring back the old rubbish.

The Chinese government can stop their citizens traveling, so they will let Thailand bleed out slowly, and then come in and buy whole hotels, guest houses, bars, night clubs etc.

 

Pattaya nightlife will look quite different when this is over, and the Chinese have finished their shopping spree.
