Clearly not finished in the photos, but as you gave the total price and commented on how "incredibly fast" they were  I thought perhaps it was finished and there were some photos yet to come.

At a guess that would be costly..

If was opting for that I would just put in new kitchen.

Bit unrelated but someone looked today and hooked up a one year lease.

Good deal for them. So now it's just up to finish off upgrade.

Will post a full breakdown of costs when finished in a week and a bit. 

Might be helpful to some.

So bit of update re costs etc. 

So some of the cost breakdown. 

Rounded up. 

70k for contractor. 

The works included removal of all wallpaper. 

Removal of floor tiles.

Kitchen cupboards painting and all walls and ceilings.

Supply of all tile glue. Excluding cost of tiles.

Installation of granite bench top.

Excluding cost of bench top.

Install new vanity and proved new GPO for washing machine and water supply. 

Many miscellaneous items such as I stall new curtain rods etc etc.

Remove all waste materials and various unwanted items. 

 

Then there was all the furniture.

The cost of those items are well known. No need to list.

That total included items such as 55" tv so this amount would vary greatly. Total for these items 60k.

 

All tiles 12k.

Granite bench 8k.

Vanity 10k.

 

We had bad and good luck with Aircon. Pretty much needed to replace both Aircon. 

The upside was that contractor had couple of almost brand new units. A Daikin and Mitsubishi.

Both installed for total 35k.

Also two holes approx 40x80cm needed to be made in ceiling. 

Our main contractor made good at minimal cost. 

So in total almost 200k. 

 

The pic kitchen is pre install splashback. Red mosaic. 

Furniture install Friday.

Tenants move in April 6.

Not bad turn around.

In the US washing machine on terrace unthinkable. 

 

Virtually every home in the US has electrical receptacles in the bathrooms without issue.

In the condo we live in I have the washing machine on the patio.

No issue as there are 2 patio areas. 

Actually that joint has cooking on the patio..

I actually prefer that.

Right now we have a separate laundry room, but if I ever get my remodel done I'll put the washer and dryer in  the bathroom behind a partition.

Okay, for the 50 years prior to the NEC requiring GFCI receptacles in bathrooms, people had receptacles in their bathrooms without issue.

The first part is better, the last part is inaccurate

Tomorrow doing inspection of a townhouse that was purchased one year ago.

The tenant lost his job and as result only just completed his one year lease. .

My Thai gf has applicants lined up using agents.

Usual fee is one month rent 

So in the townhouse that will be ~14k

And "currently" (no pun intended) about 200 a year are still dying at home of electrocution. But I agree, there is still no shortage of people that think drying their hair in the tub is a good idea. 

 

I think it safe to say that prior to 1971 most homes in the US did not even have grounded receptacles.  

 

Incidentally, do you not wonder why your reference cherry-picked their data set?

The joint in this thread was let prior to starting update just based on what the plans were including description of furniture etc.

 

Have a 3 floor + rooftop joint that became vacant in last few days.

Again basically all new furniture.

Has people viewing Sat morn and 5 groups looking Sunday.

Seems strange to me. 

Put it down to fully furnished.

The reason for doing this thread about a small makeover was to share references for tradesmen.

My experience is they are often found by word of mouth.

That's when having a Thai partner comes into play. 

Such minor things can be frustrating. 

One stupid example was wanting a paint colour chart. 

Very different than eg Bunnings, Oz.

Sorry to say, but to my eyes there are too many different colours in the kitchen, no co-ordination. 

And as for the blue plastic settee?

replace the sink and tap, or just the tap

You would absolutely detest our room then ????  we have one grey, one yellow, one green, one red, wall, the clear story walls are light blue the clear story ceiling is dark blue, the main ceiling is white (with occasional cobwebs) and the tiles are 3 different greys. SWMBO likes it and it certainly isn’t bland.

Incredibly fast. I guess team of 4 helps.

Unpleasant job.

Remove all wall paper and repaint.

Remove all floor tiles. 

Tile floor.

Obviously that includes removal of all skirting and replace.

Prepare and pant all kitchen cupboard doors.

Price includes floor "glue" and paint. 

Remove and install curtail rods 3.

Miscellaneous works.

Disposal of all waste such as tiles etc etc. 

Minor things such as drain connection, electric hob connection etc etc.

Total 61k.

 

Extras: Granite bench top 8k.

Depending on the reason for purchase that could be true of almost anywhere for a number of reasons and depends on the type of realestate. If the reason to buy a condo here is to rent it out for profit then definitely not. I bought my Bangkok condo 12 years ago and couldn't be happier - good location, good neighbours, excellent management, quiet, comfortable and homely. Renting and resale likely not easy and especially so in these times (and possibly forever) but I accept that. It will be inherited by my half Thai son on my demise.

 

Back to the original topic; I have some yellowing on interior doors that looks like your cabinets. Same thing happened to the interior plastics of the fridge last year when turned off for over 6 months whilst overseas. Can this discolouration be caused by hotter temperatures when not occupied and air conditioned?
