Select foreigners can own 0.16 hectares (1 rai) for residential use in Thailand from September

Effective from September, foreigners will be able to buy up to 0.16 hectares of land in Thailand for residential purposes if they meet certain requirements, said Government Spokesman Thanakorn Wangboonkongchana today (Friday).

 

Land ownership in Thailand by foreigners is intended to attract pensioners, the wealthy, foreigners who want to work from Thailand and specialists who want to work in the country, he said.

 

Basic requirements include a minimum investment of 40 million baht for at least three years in businesses in the kingdom or in an Infrastructure Fund in accordance with the Trust for Transactions in Capital Market Act B.E. 2550 (2007).

I am a bit confused with this new scheme. Do you have to invest at least 40 million baht for 3 years PRIOR to be eligible to buy up to 1 rai of land? Or do you have to invest at least 40 million baht in a land of max 1 rai and keep it for a minimum of 3 years?

No. You have to invest 40 million baht of foreign funds you have remitted to Thailand and exchanged in Thailand for Thai Baht.

 

Then you have to purchase the land after you have received permission.

 

Just the 40 million baht gets you no land.

 

This law has been in existence for many years, it is just being dusted off and put into practice.

 

The key point from previous times is that you could not sell or bequeath the land to a non-Thai citizen, which might create problems for inheritance planning.

The wealthy Chinese would be okay as they often build up to the boundary limits with no garden it’s quite a common practice in Australia.

No, a 40 million investment to obtain permission to buy up to 1 rai. You have to additionally pay market rates for the land.

 

1 rai in Bangkok in upper Sukhumvit will cost another 20-30 million. 1 rai on the centre of Bangkok up to 800 million.

One Rai is plenty.

 

I have 1 Rai, built a 350 sqm house, 3 bedrooms and double car carport, a 11 x 6 meter swimming pool, 40 sqm maids quarters on it.

 

And guess what, I still have 800 sqm meter of lawn left. Far too much to maintain.

Thailand eyes 1 million new expats with 10 year visas and land ownership

Thailand hopes that offering 10 year visas and the option to own land for residential use will help to attract 1 million new expats, which in turn will generate over 1 trillion baht to the local economy.

 

Up until now, foreigners owning land in Thailand had been prohibited.

 

However, government spokesperson Thanakorn Wangboonkongchana on Friday (July 15) confirmed plans to relax Thailand’s rules on land ownership for foreigners.

 

The move, first reported by Hua Hin Today earlier this week, and still subject to cabinet approval, would see foreigners granted permission to own land for residential purposes providing they invest 40 million baht, (approximately US$1 million) in Thailand over three years.

Thailand’s new policy on land ownership rights aims to boost domestic economy among high-potential foreigners, government says

Bangkok – The Thai government has clarified in that the policy of land ownership rights to attract high-potential foreigners that it only aims to allow specific foreign investors for housing with not more than 1 rai in specified areas, without selling the entire land.

 

Government spokesperson Thanakorn Wangboonkongchana stated today, July 15th, that the government would grant permission to certain groups of high potential foreigners to stay in the Kingdom according to economic and investment stimulus measures issued on May 25th, 2022.

 

The four main groups of high-potential expatriates are the wealthy population, the retirees, the businessmen/investors who want to work in Thailand, and special “experts”.
