Thinking of opening 7/11

Ok, so here is what I got from wife in case anyone is wondering, but the info may mot be up to date.

The cheapest option is 1.5 million baht. One million of that money is refundable and is in trust account earning interest. This money is basically your deposit if something goes wrong with the shop  The other 500,000 is a franchise fee which must be paid again every 6 years. That will take care of everything, inventory, staff salary, equipment, repairs and eventual renovations. They guarantee a 20,000 baht income per month on this tier. The bad part is that if you want to earn more, you will really have to push the sales up. So it is very difficult to make more than that in the first few years. Basically with a franchise fee every 6 years your guaranteed income is a bit over 10,000 baht per month.

I guess you have to look at it this way. 500k investment returning 10k per month. Not bad if you didn't have to lift a finger, but unfortunately that's not the case. They will only let you open a second franchise is the first one is meeting sales quota.

Brilliant - as one of the most delusional fools on this forum - you have proven yourself to deviate from 'normal by a significant amount'....      .... the idea that you think you are normal

Now I understand why they allow two to be next to each other!

They suck blood from both in fees...

Is there a minimum  amount of sales that you need to make ?

Showing your superiority complex again Richard, you have been told this many times now by others in other threads.

Why you don't work on it, or get lost?

Maybe consider a Famiiy Mart.

Why consider something that no longer exists?

They are very good businesses. Big turnovers.

Wish you all best for your business venture and be very interested hearing all about it.

Are you going to buy a property or will you be leasing?

I would ask them to give you an exclusive zone. I have heard before that the parent company who also runs their own stores (as well as selling franchises) will open up close to yours if they see a high turnover.

Good luck.

a big turnover alone is not an indicator of a successful business; turnover is vanity, profit is sanity.

😴 Yes, thank you for that, it was already pointed out. Did you not see? Or just found out yourself and then re-posted in an effort to show off your superior intellect? It gets a bit troll bot old, dude… erring on boy in mommy’s basement. Try to change. You can do it. 👍

Anywaaaay, point being, 7 is a bit hot and obvious, best left to Thais. One is probably better off aiming lower.

No, at the time of posting, I did not and I do not offer an apology for that.  I do not read an entire thread then go back to the beginning to post comments, I do so as I read the various posts from other members.  If you cannot accept that as reasonable, then "try to change, you can do it".

It is not your position to admonish and insult other members (me) for commenting on your inaccurate postings, regardless of whether similar comments have already been made.

Family Mart was owned by Central and I am not sure if they were running the stores themselves.

A better cheaper and more secure alternative would be Amazon coffee, but according to wifey they do not help you with location and task you with finding one yourself. Her friend did exactly that and horror story followed.....

The profits are barely 30,000 a month for the owners after all expenses using the lowest tier investment at around 1 million baht. It is also a lot of stress as keeping track of inventory (expiration dates) is a lot of work. The biggest profits (according to wife who actually did open close to 200 stores) is fresh produce and basically anything that is kept in the fridge. It can also be an epic loss if you are not careful.

Fun fact. You will probably be rejected opening a  7/11 store if you hold a full time job., so we are looking into this if she loses her job due to horrid Auto economy right now.

You would be better served by investing 1,000,000 baht at 3% per year.

I doubt it is going to be a train wreck.

You may want to do more research. There's a large number of franchise owners that are thai and if you invest in one they will make your journey difficult to say the least if they are in close proximity

Barstool myth. This is not how it works and I have done my research. Of course my wife would be running the show.

Nope

That is exactly how it works here. I know someone it happened to.

You go with what you know though

That's good advice.

When we lived in Bangkok, we had a 7-11 on the ground floor of the building next door.  300 meters up the soi at Ramkhamhaeng, there were 3 7-11's at the intersection.  There were another dozen 7-11's within five minutes walk.

For the $ I spent on my daughters uni degree I could have bought her a 7-11 franchise.

One in Pattaya opened a few years ago near the land office. After 6 months another opened one shop over...so close but there was nothing they could do. 6 months later the original shop closed its doors.

There are no rules here preventing this from happening. Buyer beware.

Well, here is the thing.

CP guarantees your income until the franchise fee expires. As I said before, that income would be around 10,000b a month after franchise fees presuming you are running the store normally and not slacking as they do send inspectors to check on stuff. So, that store that closed did not lose any money, they simply could not compete with the other store, so the management or the owner decided to close it.

I only understand how this works on the lowest tier system as this is the money I am willing to invest. So, if they owned the store and land outright, maybe the situation was different. I don't know the full story and neither do you. There could be many reasons why the store was closed.

i heard that if sales are over a certain amount the owner is offered the opportunity to open another 7 Eleven close by, if they don't take that up someone else is offered the chance, true or false? once a bigger and better one is opened near by, might as well close the smaller older one

Good one Ted..I've never lost money on a good dividend stock, even in LOS.CPNRF comes to mind. I held it for a couple years and @ 5.3 % divvy plus growth paid monthly I was a happy camper. FYI I'm going back a few years.

Wife's previous job used to be with CP (although long time ago). She was a franchise analyst and opened close to 200 7/11 stores. I am sure we will not buy the building as it is outside the budget. Probably go for the cheapest tier. I am getting increasingly bored here and my life consists of ranting on forums. This would be aa fun project with a dose of required stress to keep my brain working.

To succeed with this and get any decent revenue you need 4-5 stores, not one.

I want perks that i used to get owning a business, not the money. I used to get hundreds of free hotel stays and numerous free flights due to spending. It's the revenue baby, not the profit.

Opening up 4-5 retail stores just to get a few free travel perks. Can't make this shlt up. Since what you really want to do is to go back to being a grifter, why not just do that???

Actually that was a joke 🙄. You can't use credit cards to pay for inventory anyway 🙄🙄
