My condo, in jomtien, started a roof tank cleaning project. We have had no water for two days. They seem very relaxed about the issue. There is no sense of urgency. 

 

They indicate that there are broken pumps and that water levels are not sufficient. It seems like poor project management.

Yes I'm renting. I've already contacted the agent. But I have not expressed breach of contact yet. I'm just amazed by the lack on concern that staff show.

The trick in Thailand is to find a condo with competent management.

Swimming pool, down stairs showers and bottled water. And of course down stairs toilets.

When we had the tanks cleaned a couple years ago it took a couple days, they warned in advance to fill up bottles etc, even supplied some. Did they not give you any warning?

Probably same thai project management logic as with roadworks in Pattaya City: first dig open all streets . Then start fix and fill the diggings slowly one by one with limited resources and budgets that may stop for a while several times before the whole job is complete. 

 

So start clean all tanks simultaneously instead of one by one, keeping water supply uninterrupted. In the meantime the team doing the job have some other urgent (better paying) jobs. 

 

Unless condo management /committee insists on detailed plan and it's approval prior to starting the work, 99.9% sure something will go wrong...

I can say Riverside Condo in Chiang Mai is reasonably well run.

Urban Condo on soi 15 has excellent management. I bought new in 2009 and it had some rough patches up to 2014 when the developer appointed Juristic was pretty much crap. After they were all sacked and a professional juristic management company was appointed it's been excellent. My 14 year old condo block still looks like new, very well maintained.

... And who is the maintenance provider? Or self managed?

Condo has cleaners and Technicians on staff.  They do all reguar building maintenance as well as chargeable services like clean condo, change water sqirt gun, change light bulb, unblock drain, etc

Well not sure what you want as you asked no questions. Jobs often take longer than expected, a new part may be required and getting the money and procuring it all takes time, and yes, sometimes the attitude is lackadaisical. 

You might get a break on rental if you push, and another option is to complain to City Hall.

I see, that seems to be the way to get the maintenance working in decent manner. My neighbor have couple of condos in different buildings (as investment). One of them is older, not very luxurious looking externally, but the maintenance and upkeep work very well and building is kept in good shape. They have own staff, and lucky to have found office person who manages it all. Another one is nicer place by immediate appearance, however regardless of few changes in maintenance provider, upkeep is not good. Staff come and go, simple repairs take time (if get done at all), staff members just play phones.

It was pointless complaining to either the agent or the local condo management. They either just delayed, evaded the truth or just told lies. 

 

During tank cleaning it appears that pumps were damaged, hence the two day fix. It was the cleaning ladies that actually told us that via my thai partner. 

 

The actual project management was appalling with no fall back planned in case of error. No thought was given to the customer impact. 

 

My feeling is that I would hate to have bought a place here even though I have rented for a year.

What the hell? Doesn't water to condos get supplied via water pipes like in the West? Do all condos have to catch their own water in tanks to supply water for all rooms so people can take showers and use the kitchen sink and their washing machines???

I think they use roof based tanks, pumps are used to elevate the water and so positive pressure is provided to all floors. But if tanks or pumps are impaired there does not appear to be an alternative, at least at my condo.
