Rule change at Jomtien immigration for extensions by condo owners

Honestly, it's been a breeze for me for several years now doing it myself.

In and out in 10 minutes for next day passport pickup. 

I usually check the current list of requirements on the Pattaya City Expats Club website and bring it all in.

The checker has even shown some level of admiration for things being perfect.

Occasionally there is a surprise.

I didn't know that they wanted the original bank book to show along with the copies and they almost made me go away for that. But I did a little beg dance saying I just didn't know about that, and they let it go.

As far as this show chanote thing it wasn't on the PCEC site the last time I checked. 

If you're in that club and it still isn't, get them to update.

Can't see if you're a foreign condo owner how providing a TM30, a copy of the blue book (which would be blank seeing as foreigners can't have their name IN a blue house book) and a copy of the front/back of the chanote <- which WOULD show the foreigners name on it are all that invasive and/or difficult to produce.. 😕 
 

Foreigners that rent are routinely asked to provide TM30, rental contract, thai owners i/d, blue book when getting a yearly extension so if you own a condo as a foreigner stands to reason you'd show something more substantial than just a TM30. 
 

Remember the documentation you provide on the TM30 online system is only to create an account and add an address, NOT to file a TM30 on someone

Not Jomtien, Chaiyaphum, but had our first home visit in March.

 

Married for 20 years, so they are obviously worried it is all a sham.

 

Guy was very pleasant, sat and chatted in the restaurant for1 0 mins, offered him a meal and drink.....both refused.

 

He seemed almost apologetic.

You didn't used to show in the past?

I contacted the person in the PCEC who handles their webpages on Immigration issues.  He noted that although not specifically mentioned in their checklists for Chonburi (Pattaya) Immigration, their main webpage for Extending a stay showed

Police Lieutenant Colonel Surakrit Kulsura Mueanmee, Legal Inspector of the Office of Information and Communications Technology, Royal Thai Immigration Bureau would have said that some Tax certificate would be required from those doing retirement extensions beased on 65k monthly income.

 

To be taken with a grain of salt though. Even though it it would make sense...

 

Tax clearance might also become mandatory to leave the country as Police, Immigration and TRD would cooperate to (link their IT) enforce the existing laws.

 

Again all this is second hand info from French participants to the C.Surakrit/Thaiexpattax Webinar

The thing I suggest be added is about the chanote and blue or yellow book for condo owners not previously required for extensions at Jomtien.

According to the webinar, if you are doing a monthly income for either an extension of stay based on retirement or marriage, then a tax certificate would be required. Not required for money in the bank method.

If you gave it, it wasn't required.

Before TM30 requirement for extensions which is relatively recent, I was giving as proof of address a copy of my phone / internet bill or electrity bill. They had on record that I was an owner from my first extension. Long ago but even then they didn't ask for the chanote!

I appreciate that some people are annoyed. However, there is a reason for the verifying information in areas where visa abusers are more likely to be found. Please do not misinterpret this to mean that I support people being inconvenienced or stressed out. However, the additional checks are not really that onerous if you have the documentation.

No one who "brings money" through legal and legitimate means is being kicked out.  And by that, I refer to the people who are investing  large sums of money and stimulating the economy. Someone who buys a condo time share, and who's idea of big spending is a night out at Sizzler is not doing much for the economy. Again, the verification documentation needed was already given to immigration to get the TM30. Extensions required TM30s.

They're all in the same organization -- Thai immigration!

Of course they can require whatever they like, but this is a case of a redundant requirement.

Judging by what Police Lieutenant Colonel Surakrit said, it is a requirement at all offices. Should be starting as of now. 
Like all other tax subjects, it is all very vague and do not believe the rumour of no tax implications on remittances brought in during 2024/25. Nothing has been passed in regulations.

You're underestimating the power of number and the economy waterfalling from the (relative) masses compared to way fewer wealthy spenders.

These kind of expats do not complain as either all the Thai administrative burden is taking care of by their company or they use VIP services (that they can afford) not to be bothered.
