I looked up the condo sizes in the new condo on beach road...

What are the condominiums size at PTY Residence Sai 1?

PTY Residence Sai 1 offers Studio, 1BR, 1BR Plus & 2BR condominium with a built-up area ranging from 25.75 sqm to 99.75 sqm.

 

The studios are a whopping 25sqm for like 6 million + and the one bedrooms are 38sqm for like 9 million + baht....

 

 

I lived in a 35sqm before at Centric Sea and it was just barely OK...Not really big enough for me....I was not happy with the size but I just sort of made due with it.....

 

But 25 bloody meters would be absolutely horrid....Just unlivable....No way 25sqm is worth 6 million ever....Not EVER...

Hell thats about the size of a prison cell..... How can anyone live in a 25sqm condo?

 

And 38sqm for a one bedroom is also terribly small too.....Especially for 9 million +...

Doesn't that project they are building at the T section with Thappraya road and Pratumnak have similar, or even higher prices per sqm?

I seem to recall that I saw prices of over 250K per sqm for that project

 I don't live in a condo, but my bedroom together with the ensuite bathroom and walk in dressing is a total of 63 sqm, and I can't imagine adding a living room and kitchen in that space

I forgot to say the resale value on a 25sqm condo would be just terrible too...Unless the price was very low I just dont see anyone having any interest in buying a 25sqm condo to live in....Not now not ever in the future....

Doesn't the OP you made suggest it is selling like hot cakes?

I always think back to Covid times, on this topic, I had a house with a bit of a garden and could sit out there, while I had a pal trapped in a below 30 sqm place with a view of a wall.

Location, location, location.  25m2 with everything packed into it is horrible. I stayed at The Base 10 years ago and hated it.  Got to be at least 26m2 to stay sane.

There is always that 1.5m2 balcony (included in the 25m2 specification),  to fling oneself off!

Meanwhile the price of my condo in Toronto going down the drain....

My balcony is more than 25 sqm, impossible to live there long term, but OK i suppose for a 2 week holiday which is what these will be aimed at.

Sansiri made several of this shoebox design condo's over in Hua Hin. I had the (not) pleasure to stay in one for a month. Cheap built, bad quality furniture. Instead of a table to sit and eat, you get a chaiselongue beside the bed. If you get sun from outside, the little space you have turns into an oven. Noise insulation is non existant, not from inside or outside. Since then, that company is on my no no list for condo rentals.

Well the  condo building does not look particularly bad ....But its sure  no architectural wonder.....I guess I would say its on the cheap build side...

 

The infinity pool  there looks kind of small for a building this size.....Another....I guess its on the cheap build side.......

 

So I would not be at all surprised if there was plenty more...I guess its on the cheap built side that goes into condos themselves.......

 

This condo by default will be one of Pattayas flag ship condos,being the biggest condo building on the beach...

 

The Water front condo is Pattayas real flag ship beach condo if it ever gets finished...

Yes, from the outside it does look ok.The Sansiri's in Hua Hin are not high rise Buildings, around 8 floors only, at least the ones I know. But the design of the rooms look to be the same.

 

Btw. most of this new Buildings lack enough parking space. On high demand dates there will be a serious problem to find a space to park your car or motorbike. And as you said, not enough amenities. Swimming Pool and Fitness way to small for the size of the building.

Well one thing I will say about this condo is its only a stones throw from Walking Street.....It could become Walking Streets official Short Time condo....

Presumably people buy them as an 'investment' (e.g rent out to tourists)
