Could the Mods please MOVE this to the upmarket Real Estate section please where like-minded people of intelligence are 

 

I'm looking around at the moment in Pattaya to invest for my future not to live in as much but to gain rental income.

 

I did look at the Olympus condo today in near Tony's gym but I'm not paying 2 million for a 21sqm that will only rent for 10- 15k if that , and only get farang/ foreigners 

I do like the Olympus I must say with its beautiful white design and Greek Artechiture

 

Tell me ,can I download the Strata committee reports here in Thailand before buying ?

I would like to find out more about the building before buying 

 

I'm thinking it may be better to go for "Thai residence" condos where there would be more luck in gaining a tenant ?

 

I need to do my due diligence or should I say my "real estate study"first .

Yes I definitely wouldn't be buying in somewhere like The base for investment

If I was looking to buy for a rental, I would be looking for the most popular buildings, not necessarily what is to my tastes.

5 % is normal rent for long-term contact in Thailand, it's the norm more or less, unless you have something real special

Stamp duty is high in Australia. Turns me off. 

Even apartments expensive in Australia and sadly a lot of newer developments have been poorly built with lots of issues. Some tenancy rules now over the top.

Maybe invest in share fund or something or get 4 and a bit per cent at the bank until you are sure what you will do in retirement.

I am very poor compared to my cleaning work colleagues who own Sydney homes worth $3 million dollars plus which they bought in the 1980's and still working as.... janitors , I hate to use that American word 

 

Unfortunately I only own a 1 bedroom inner city apartment ,I'm  very poor compared to them

       Actually, if you were an original buyer at The Base, you likely have not lost any money on your investment.  And, if you have been renting it out, you have been earning income from it for a number of years now.   My spouse and I bought, as an original owner, a top floor, 35 sqm 1-bedroom unit at The Base for 3MB all in.  After renting it for a year at 25,000 baht a month,  we sold it, netting over 4MB, not counting the rent.

     Hipflat tells me similar units to the one we had are listed for over 4MB so they haven't lost any value since we sold ours.  Although The Base has been somewhat controversial due to the daily renter issue, it remains a popular project in a great location, which helps maintain its value.  It hasn't hurt that The Edge, another Sansiri project right next door, has a price per sqm of 192,000 baht.  Nice company to be keeping.

      Trippy gives good advice about finding a popular project; I would say follow that.  But, we also had, and still have, a hard and fast rule about never buying anything that we would not personally live in ourselves--figuring if we didn't want to live there how could we convince someone else to buy or rent it?  It's worked for us through 20-some properties in Pattaya.

      We no longer do rental properties.  If we did, we would likely buy a house to rent rather than a condo.  Why?  Likely better return, with likely less hassle.   Example.  We are now in what I call our In-between House, bought when we sold our last house in July.  This house, on the Darkside, is new, 3 bedrooms, 3 full baths, 2-car carport, one story, single-family with a pool.  Cost, fully furnished and totally done with everything, including art, 4.6MB.  House is less than 10 minutes from Regents School and near the Motorway and Route 36.

     We will live in this house for about a year while we are building probably our final house in Pattaya, then we will sell it.  If we wanted to keep it and rent it out, we could likely get around 40k a month in rent.  Not a bad return for 4.6MB.  

    Now, the cheapest 26sqm studio at The Edge is 4.7MB.  Rents listed on Hipflat run from 25k a month to one listed at 40k--somewhat optimistic, that one, I think.  Probably 25 to 30k is more realistic for only 26 sqm.   So, the house likely returns more each month for about the same outlay.  

    Same story with Centric Sea.  To get 40k a month in rent there, you need to have a 2-bedroom/2-bath.  Even then, some are only listed for 25k a month.  To buy the condo, though will run you 5MB to 6MB and up for a higher floor unit, needed to attract a rent of 40k a month.   

    I think a house gives you more bang for the buck.  But, if you don't have a Thai partner, a condo in foreign quota would be the way I would go, if I was doing a rental, which I am not.  I would still recommend, if you buy, buying something you, yourself, would be happy living in--at some point you might end up using it for yourself.   

    To keep Khunheineken off my back, once again, I am not recommending or urging anyone to buy any property in Thailand, period.  Nor am I 'talking up' Thailand property, though, of course, I am talking about it, which is not the same thing.  Nor am I 'flogging' any property I have for sale or rent in Pattaya, as I have none for sale or rent.  The above are merely some of my thoughts and experiences, in response to this thread on investment property.
