We are looking for an architect who can provide an interesting modern minimal design for us.

BAAN KHUN NIT - 1st Draft -09-10-2020-7.jpg

We found a guy we liked, we spent time looking over his portfolio, its super. He has a few completed homes that have turned out pretty nice.

We arranged a meeting, established what he will do for his money - the price is reasonable, pretty much the going rate. Everything sounded great. He's a local young guy, with a good CV.

We bought the land, commissioned this architect, we spent a half going over requirements and visited site.

Two months later, he provides an amazing plan, beautiful 3D renders, great presentation (the second image) - the only thing is .. its not the house we told him to design.

Not even close, not even in the same country, let alone ballpark. For example. we wanted a small single story, about 150m2 - he came back with a 250m2 plan.

I would be grateful of a PM if anyone doesn't feel like posting publicly.

Why would you not just tell the guy you're not happy and why?

Yeah, obviously there is a little more to this, but I didn't feel like discussing it, but if it helps ..

And you are correct - it would be the sensible option.

It was 7 weeks of asking for some kind of sketches - in that time I thought he might have asked a few extra questions, but nothing, then he submitted a nice 15 page pdf with 3d renders and proposed floor plan - ignoring important details such as water tank placement - but and adding extras like an courtyard garden, extra kitchen, etc .. way off.

We asked him to fly down to sit down and discuss for the day - surprisingly he said, he couldn't really do that, he was busy, could we not do it on FaceTime? Eventually we agreed that it would be mutually beneficial to organise something in a months lead, at his convenience. I suggested that he supplied some sketches we so we know that we are all on the same page.

I sent him 25 page document breaking down all rooms, with space requirements and images that we like, a bit of inspiration.

In the time I asked him to act in a professional manner and to only address me via email, but the only correspondence has been a couple of sentences and half a dozen emojis on LINE messenger to my wife, which I expressly asked him not to use.

I asked him 3 weeks ago for some sketches, I had no interest in computer files, I want pencil drawings. He said he has been too busy and can I wait another month.

I really appreciate people are busy and he's probably trying to juggle our work, but I just feel it might be better to move on and find someone a little more mature.

You can get to see plans of many house types of projects similar to what you posted online.

All can be altered to a scale of what you require.

As for architects best to hire someone local.

Yes, I know .. but I really wanted something a little special, rather than an off-the-peg plan - the price isn't so expensive. The whole point was to give the guy a brief and let him create something using his imagination - and like I say, he has done a great job, the only thing its not the house we want. He didn't listen to our brief at all.

He is doing jobs up and down the country, so while I agree that a local is good, which he is - an architect with the right sense of style is more important to me than location.

Well if he gets around to coming with a imaginative building you like, you're just have to wait if his busy.

Meanwhile try contacting a building designer which architects use sometimes to come up with a new build theme.

I had many meetings, face to face, at the office of a Buriram Home Designer. That home designer worked with the licensed architect. That designer worked with the licensed engineer. That designer worked with the draftsman. I was shown autocad plans all the way through in person at the designers office. There are several home designers in most any large city in Thailand. No shortage of licensed architects. I had a full binder in 2007 of home ideas pulled from luxury home sites, and magazine advertisements from the USA for the home designer to incorporate into a house plan in Thailand. I understand the OP being frustrated at the current use of line app.  You want rela plans or drawings to see your own ideas. Line is not the same as what the OP requested.

I see the name and license number on plans every day where I work. Some architects may have last in their class or they had little imagination. Flat roof will limit you to only certain roof products, and you really must be on your game on water downspouts and plan drainage all the way through.

Those statements are mutually exclusive. “let him create something using his imagination” is not listening to your specifications and produce a design to them.

That sounds like poor communication.

We produced a rough design got an architect who went from that with a few changes that we agreed to and modifications that were needed, to a design that is virtually what we drew.
