Gated communities with 4 bedroom houses in Chiang Mai

I'm currently looking for a 4 bedroom house for rent in Chiang Mai, in a gated community, but I get the impression that nearly all of such houses have only 3 bedrooms.

Are there any gated communities offering 4 bedroom houses, if so what's their name? Then I could ask there directly.

Try Banwangtan though most 4 beds are premium and rented out there may be the odd one around. Around 40K up now for a decent one.

On the north side you have Green Valley - good if you're a golfer though it's a bit far out of the cbd.

 

On the south side - Nai Fan on the canal road or BanWangtan near the Makro on Hang Dong Road.  999 Developments have a display and office in Banwangtan and often handle rentals on investment sales https://999developments.com/

 

 

Try Rung Arroon & Lanna Pinery in the Mae Hia - Hang Dong areas....

You can plug in what you are looking for & listed homes meeting your criteria will show up....

You should be able to find what you want for 14-19k.....We had a 4 bdrm 2.5 bath for 13k....

The real trick is to contact the local Thai Mubaan gals that handle the houses in their Mubaan.....

Stay away from local farang realtors.... They'll have you paying double or more....

Perfect Homes does have some farang staff but their website is a helpful resource to check different areas, etc.

If stating your desires / needs probably worth adding whether you want Thai style or farang style kitchen.

Ask real estate agent. The one I use is a husband (farang) and wife (Thai) team and very helpful. I can get their number if you want. They mainly deal on the south side I think.

I used to live at one in Chiang Mai, pretty sure they had 4 bedroom houses in the complex. The name was Sillawee (not sure I spell right) Cholpraturn Rd. (canal Rd)

Take the canal road leading away from Doi Suthep towards Maheer Market, it is probably 1 km from the traffic lights of the said market on your left hand side

4 bedrooms will be scattered around - - call several agents and they will let you know what they have and where..

 

It will save you a lot of time. I have seen them for 20k and up. 

Had a great experience with Diana at 66 Realty. If they don't have a listing, they will call around for you (the home owner pays her fee).

I would never buy in a gated community the houses are on top of each other , no privacy , your neighbors can hear everything

Clearly you have not looked very carefully as there are many available . Best to hire a driver and explore the options in the Hang Dong/Canal rd area as well at contacting some agents..the O/P is looking to rent not buy.

Any time I have visited friends inside one I do not find them (the gated Communities) very welcoming and mostly out of town with no immediate access to basic things like 7/11's Big C etc!

Rung Arroon is less a kilometer away from 4 7/11's....2-3 k away from Kad Farang with Rim Ping, KFC, Starbucks, Pizza Hut, Wine Connection, DQ, Aunties Pretzels, & many other western, (Vietnamese, Korean), and Thai choices, as well as the Premium Outlet Mall.... Dukes too....Hang Dong Market is about 1k away & HD Big C-2 is about 3 miles away = all good resources..... It's a user friendly area....

 

Besides Rung Arroon, there's 3 or 4 other Mubaans clustered close by....

Is the name of the Mubaan....There are other Mubaans close by, but I don't remember the names....Hang Dong market would be the largest local landmark....

 

I do have the phone number for the lady that manages many of the properties there & the surrounding areas if anyone is interested they can message me....She speaks English....

It's mainly the added layer of security, we are not always at home.

With children it's also better to be able to take a stroll right from home, without all the hazards from traffic or soi dogs.

Having a communal swimming pool is also nice to have, a private one is overkill.

We rented a 4 BR, 4 Bath house from an individual in Baan Siriporn DonChan, Chiangmai at Ton Pao, San Kamphaeng, just off of 121 on Hwy 1317. The house was aging a little bit but fit our needs completely. Gated community with 24 Hour gate attendants. Quiet neighborhood. Good luck with your search. I can provide contact information from our previous landlord if you would like. 

A little off topic....but how do you get food delivery if you live in a mooban?  Do you meet the driver at the main gate?

The drivers/riders leave their license at the gate, securing who enters.....They make their drop off, get their ID & go....

Same with tradesmen, water trucks, etc....

Always remember to see where these flashy gated communities are located before anything else.

 

I recall visiting an acquaintance in Hua Hin,  living in one of those large luxury gated housings near Black Mountain area. All very nice, foreign managment etc but the place was really in the middle of nowhere.

They are allowed to enter, how it's handled exactly depends on the moobaan. In my current moobaan security takes a picture of their ID card and vehicle when they enter and notes to which house they go. Occasionally they ask the rider to have a look on their app to see the destination, or might even follow the rider to the house to make sure everything is ok.
